Supalai Research Center Predicts Real Estate Market for 2019
Expected to decline but remains within normal market conditions
Supalai Public Company Limited's research department estimates that the total residential sales for 2019 in the Bangkok and surrounding areas will be around 100,000 units. This is a significant decrease compared to the total residential sales in 2018, which were exceptionally high, with sales in previous years consistently around 100,000 units.
Dr. Prasart Tangmattatham, Advisory Board Member of Supalai Public Company Limited stated that a study of residential demand behavior in Bangkok and its vicinity over the past 10 years shows that the sales rate of residential units compared to the total units available in the market is approximately 30% per year. This trend has been consistent for a long time, indicating that the overall demand for housing remains steady, even though it may not be as vigorous as in 2018, a year marked by significant foreign purchasing power in the Thai real estate market, leading to record-breaking total residential sales of around 120,000 units.
The Supalai Research Center estimates that total residential sales for 2019 will be around 100,000 units, with a minimum of 90,000 units and a maximum of 120,000 units. Although sales this year are expected to decline from last year's 120,000 units, a comparison with historical sales data shows that the figures remain significantly consistent with the past, indicating that market sales have consistently hovered around 100,000 units per year.

The method for estimating annual sales before the end of the year is a technique developed by the Supalai Research Center, utilizing actual market data for predictions rather than relying on subjective feelings without solid criteria.
Despite the anticipated decline in sales for 2019, the Supalai Research Center views this as a normalization of market sales levels, indicating that there is still ongoing demand for housing and no immediate need for close monitoring.
