SFutures Property has launched the Holme Ekkamai 22 project, a low-rise condominium that offers a homely atmosphere, catering to the high demand in the Ekkamai-Sukhumvit 71 area. The project emphasizes privacy with only 90 units, providing convenient access through two entrances, surrounded by comprehensive amenities. Prices start at 3.9 million baht, with a project value of 650 million baht.

Mr. Methas Srisuchat, Managing Director of SFutures Property Co., Ltd., the developer of the Holme Ekkamai 22 condominium project, revealed that the company aims to develop a condominium project that meets the needs of residents under the Holme brand, which provides a feeling of living in a home. “Holme Ekkamai 22” is the first project the company has undertaken as a low-rise condominium with 8 floors and 90 units, with only 14 units per floor, ensuring a high level of privacy. The starting price is 3.9 million baht, translating to a starting price of 118,000 baht per square meter, with a total project value of approximately 650 million baht. Colliers International (Thailand) Co., Ltd. has been appointed as the sales management company.

“The location of the project in the northern Ekkamai area is quite tranquil, even amidst the urban environment of Ekkamai. The challenge is to create a space that serves as a living area and embodies the essence of home while responding to the residential context of the area, which is lush and green. Therefore, I prioritize architectural design that harmonizes with nature, making it another project that serves as an oasis in Ekkamai,” Mr. Methas stated.

Mr. Patrachai Taweewong, Deputy Director of Research at Colliers International (Thailand) Co., Ltd., disclosed that a study of the Ekkamai-Sukhumvit 71 area shows that between 2012 and 2016, very few condominiums were developed in this area. The market began to regain momentum in 2017, with approximately 2,000 units entering the supply from both small and large developers competing for purchasing power from both Thai and foreign buyers, resulting in a continuous increase in the price per square meter of high-rise and low-rise condominiums.

Currently, the average selling price for low-rise condominiums in the Ekkamai-Sukhumvit 71 area is 155,000 baht per square meter. If a project stands out in terms of location and privacy, with meticulous design and quality materials, the average price per square meter will be higher than the average, as residents are willing to pay for better living quality. According to the latest data as of August 2019, there are 13 condominium projects for sale, approximately 5,700 units, with 63% sold and only 37% remaining for sale, indicating that purchasing power in the Ekkamai-Sukhumvit 71 area is still present.

Mr. Rachapoom Chongphakdee, Deputy Managing Director of Colliers International (Thailand) Co., Ltd., stated that the location of the Holme Ekkamai 22 project is indeed in a zone with high purchasing power, especially among long-term residents looking to expand their families while still wanting to live in the Sukhumvit-Ekkamai area. Holme Ekkamai 22 is therefore a condominium that meets these needs, with a building design that stands out architecturally and beautifully decorated, providing a close-to-nature feel, akin to living in a home. The building is 8 stories high and is divided into 2 buildings with a gap in between for airflow, connected at the ground floor and rooftop for shared common areas. The units start from 1 bedroom, 1 bathroom, with sizes ranging from 33.75 to 43.00 square meters, 2 bedrooms, 2 bathrooms, with sizes from 60.50 to 77.25 square meters, and duplexes ranging from 66.75 to 101.00 square meters. The project includes amenities such as a lobby, swimming pool, gym, sauna-steam room, rooftop garden, children's playroom, library, co-working space, and shuttle service to facilitate residents' travel between the project and the BTS station.

“In the Ekkamai area, there are shopping malls, hospitals, educational institutions, international schools, and popular restaurants in the Thonglor-Ekkamai area. Transportation is also convenient, with access from two routes: Ekkamai 22, Sukhumvit 63, and Pridi Banomyong 41, Sukhumvit 71. Considering the project, location, and price comparison, I believe Holme Ekkamai 22 will be another worthwhile project for buyers and those looking to invest in rentals for foreigners,” Mr. Rachapoom stated.

As for the marketing plan, the project will target potential buyers with an official pre-sale event on November 9-10, 2019.
