         Sansiri has teamed up with Plus Property, a subsidiary specializing in comprehensive real estate management, to launch the “Smart Command Centre”, the first fully centralized monitoring control center in Thailand's real estate sector, located at Siriphinyo Building with a total investment of over 20 million baht. This center will manage security monitoring in common areas and the engineering systems of residential projects, connecting them to the central control center with experts on standby 24/7 to maximize service efficiency in both security and building systems, ensuring quick and accurate operations, addressing issues effectively, and enhancing project management capabilities through preventive maintenance. The pilot will cover 4 projects as a New Year gift for Sansiri residents, with plans to connect the Smart Command Centre to 11 horizontal projects and condominium projects managed by Plus Property, set to be completed in 2019.

          The first fully centralized monitoring control center in Thailand's real estate sector (Smart Command Centre) is located at the Siriphinyo Building, developed and systematized by a leader in the security business and technology with over 40 years of experience, namely Guts Investigation Co., Ltd. The Smart Command Centre serves as the central hub for monitoring and observing any irregularities in common areas, including real-time alerts when maintenance is due, and commanding immediate investigations of anomalies from the control center. It also facilitates coordination with various agencies, such as police, hospitals, or specialists, promptly in case of emergencies, enhancing the efficiency of incident management accurately and swiftly. The control center will have two teams of skilled personnel on duty 24/7, monitored through 12 HD screens receiving real-time signals from the projects.

          Mr. Chan Sirirat, Deputy Managing Director of Building Resources and Engineering at Plus Property Co., Ltd. added that the collaboration with Sansiri in establishing the Smart Command Centre will provide peace of mind and comfort to Sansiri residents in projects managed by Plus Property, both in terms of monitoring (Preventive Monitoring) and preventive maintenance, adding value to residential projects and distinguishing them from competitors in the same location through enhanced living safety and efficient project maintenance, which are crucial factors influencing rental and sales decisions, as well as managing common area costs effectively.

          “By the end of 2018, the Smart Command Centre will begin connecting data from 4 projects, including The Thirty-Nine Sukhumvit 39 condominium, The Line Asoke-Ratchada, The Line Ratchathewi, and the Kanasi residential project Rama 2 - Ring Road. Additionally, in 2019, we plan to connect the Smart Command Centre to 11 horizontal projects and high-rise projects that will be completed.”

          In the future, Sansiri and Plus Property also plan to expand the scope of the Smart Command Centre's operations in terms of security management by increasing data connectivity from the Visitor Management System used to store information about all visitors and the Face Recognition system that can store images, fingerprints, and contractor information. In terms of IoT Facility Management, it will be used for managing solar energy trading (Smart Grid) and preventive maintenance.

          “In addition to the capabilities in managing security and maintaining central engineering systems, Sansiri and Plus Property also plan to expand the capabilities of the Smart Command Centre to include the use of Touch Points & Intelligent systems, which are tools for listening to and responding to customer needs nationwide through social media and call centers, as well as Sansiri Infrastructure, which will ensure readiness in CRM, Salesforce, Data Warehouse, etc., to enhance the efficiency of resident care 24/7.
