Happy Year of the Golden Dragon 2567 to all members of TerraBKK! As we begin a new year, many are planning their lives and considering what they want to accomplish this year. Some may revisit plans from last year that were left undone, while others adjust their plans according to changing circumstances. To kick off the Year of the Golden Dragon, I would like to share some new innovations in developing living spaces that promote well-being, or Well-being Residence. Nowadays, there are many innovations that make it easier for us to live healthily. Here are 4 interesting innovations to consider:

1.Good Air Quality with Active Ventilation System: This system is designed to address issues of stuffy homes and poor air circulation through ventilation principles, as well as heat transfer from the house and roof, which are the main areas that accumulate heat during the day. It draws in outside air to replace the hot air inside the house and allows the hot air to rise and vent out through the roof. This Active Ventilation system can cool the house by 2-5 degrees and can filter PM2.5 dust up to 99.6% while saving energy from air conditioning by up to 86%.

2.Smart Irrigation Systems: Nowadays, residential developers are designing living spaces with more green areas to create a pleasant environment that filters air within the project and residences. This includes creating spaces for growing vegetables for residents to consume. Utilizing technology to manage various ecosystems within the project saves labor and time, such as setting up automatic irrigation systems that can save water usage by 20-50% compared to manual watering. Additionally, technology can adjust the environment to suit plant growth, including temperature and light adjustments, resulting in better yields and reduced losses in the cultivation process.

3.Face Recognition System: Currently, every residential project has basic security systems in place, such as CCTV cameras, security personnel, and access control systems using fingerprint or facial recognition. Today's technology enhances security systems by incorporating artificial intelligence (AI) to improve face recognition capabilities, allowing for the identification of individuals and the number of people in a given area. It can also work in conjunction with other systems, such as adjusting air conditioning based on occupancy levels.

4.Health Monitoring Innovations: As people increasingly prioritize health for themselves and their families, especially for elderly residents, having technology to monitor or alert health issues becomes a crucial aid in caring for our health and that of our families. Examples of health monitoring technologies and innovations include:

    1. Infrared Sensors for Body Temperature Detection: This system uses infrared sensors to measure body temperature from emitted body radiation and can send alerts if the temperature exceeds normal levels. Research shows that after the outbreak of the new coronavirus (COVID-19), many places requiring health safety controls, such as hospitals and shopping malls, have increasingly adopted infrared sensors for access control.
    2. Motion Detection Sensors: Falls are a leading cause of injury among the elderly. According to data from the CDC (Center for Disease Control and Prevention), about 30-40% of seniors aged 65 and older will experience a fall at least once a year, which is a significant concern for families when elderly members live alone. Traditional alert systems require a button to request help, but new motion detection sensors installed in homes can detect falls from sudden impacts or abnormal rapid movements, sending automatic alerts for assistance if the elderly cannot help themselves.
    3. Health Tracking Systems: These systems use IoT (Internet of Things) devices that can perform various functions, such as daily temperature measurement and appointment tracking. This technology also allows monitoring of oxygen levels, blood pressure, and respiratory data, sending daily life analysis results to users through commonly used devices like smartphones or smartwatches. Research on wearable health tracking devices shows that they can promote better health by enabling easy self-monitoring. However, these devices still need to be developed for greater efficiency and accuracy to fully meet user needs.
    4. Health Monitoring Robots: Currently, Pillo Health has developed healthcare robots powered by AI that can provide personal care, answer medical questions, manage prescriptions, and contact medical teams if necessary. These robots come equipped with voice and facial recognition software to track users' health information and provide preliminary medical diagnoses.

All 4 innovations contribute to creating healthier and more comfortable living environments that meet the needs of current and future residents. These innovations are available at various price points suitable for buyers' budgets, enhancing the quality of living and well-being. They also present opportunities for real estate developers to elevate themselves from mere builders of residential buildings to developers of healthy living spaces, becoming part of the movement to improve living conditions for people in society. This is an essential checklist for homebuyers when selecting residences today and in the future.
