Condominium Unit Statistics by Area

In the May 2023 article, the author discussed the statistics of condominium units in Thailand, stating that as of the end of the first quarter of 2023, there were approximately 1,374,000 registered completed condominium units nationwide (excluding flats or dormitories and units in projects still under construction or projects that have been opened for sale but have not yet started construction) according to the Ministry of Interior statistics.
The top 10 provinces include Bangkok, Chonburi, Nonthaburi, Samut Prakan, Pathum Thani, Phuket, Chiang Mai, Phetchaburi, Nakhon Pathom, and Prachuap Khiri Khan in that order.
Bangkok alone has approximately 782,500 registered completed units, accounting for 57% of the total registered completed condominium units nationwide.
If we consider only the 4 provinces accessible by rail mass transit, namely Bangkok, Nonthaburi, Samut Prakan, and Pathum Thani, there are approximately 1,028,200 registered completed units, which is about 75% of the total in the country.
Including Chonburi (which does not have rail mass transit), the total in the Top 5 provinces amounts to approximately 1,168,600 registered completed units, or about 85% of the total nationwide.
The latest data as of the end of May 2023 shows that the overall figures have not changed significantly. However, data processing reveals that among the 50 districts in Bangkok, there are as many as 29 districts with registered completed units numbering in the tens of thousands, and among these, 14 districts have registered completed units of 20,000 or more.
Considering the Top 5 provinces, it was found that local areas with registered completed units of 20,000 or more include 18 areas:
- Pattaya City 78,958 units
- Chatuchak District 65,499 units
- Samut Prakan City 44,938 units
- Bang Kapi District 43,714 units
- Watthana District 43,558 units
- Nonthaburi Municipality 41,609 units
- Bang Na District 40,874 units
- Pak Kret Municipality 40,574 units
- Huai Khwang District 38,061 units
- Bang Sue District 33,553 units
- Phra Khanong District 32,683 units
- Khlong Toei District 30,922 units
- Bang Khen District 29,324 units
- Suankularb District 28,148 units
- Lat Krabang District 27,157 units
- Ratchathewi District 24,980 units
- Prawet District 22,754 units
- Phasi Charoen District 21,613 units
In summary, the champion city with the most registered completed condominium units in Thailand is not Bangkok, but the local municipality of Pattaya City in Chonburi Province, which is located in Bang Lamung District but operates as a special local administrative organization equivalent to a city municipality.
In Nonthaburi Province, the registered completed units are concentrated in areas adjacent to Bangkok, namely Nonthaburi City and Pak Kret, due to favorable regulations for high-rise buildings in those areas.
In Samut Prakan Province, since raw data is not clearly compiled by district, the author processed the number of units in all administrative sub-districts, including city municipalities, town municipalities, and various sub-district municipalities, as available data was combined. The main areas with a high number of registered completed units are also those that border or are close to Bangkok.
