It has become increasingly clear that the expressway or motorway number 81, which runs from Bang Yai to Kanchanaburi and has been under construction since 2016, will be partially opened by the end of 2023 and fully operational by 2024.

This motorway stretches nearly 100 kilometers, starting at the Bang Yai interchange where Rattanathibet Road meets Kanchanaphisek Road, near Central Westgate. Drivers can access the expressway from both Rattanathibet Road and Kanchanaphisek Road in both directions.

Motorway number 81 from Bang Yai to Kanchanaburi differs from motorway number 6 from Bang Pa-in to Korat (which is also scheduled to be completed and opened around the same time) in that motorway 81 begins in a densely populated and developed area, while motorway 6 starts from Bang Pa-in, which has a significantly less developed community.

At the same time, the Pink Line Light Rail, which runs from the Nonthaburi Government Center near the Khae Rai intersection to Min Buri, is set to partially open by the end of 2022 and fully operational by 2023.

Both the Bang Yai-Kanchanaburi motorway and the Pink Line Light Rail from Nonthaburi Government Center to Min Buri connect to Rattanathibet Road at both ends. Along Rattanathibet Road, the Purple Line Light Rail runs overhead with several stations for boarding and alighting. There are 9 stations along Rattanathibet Road from the Nonthaburi Government Center to the Bang Yai intersection.

The opening of both transportation systems, namely motorway number 81 and the Pink Line Light Rail, in the near future will enhance travel convenience and make the housing market along Rattanathibet Road attractive once again. In the past, the market thrived due to the opening of the Purple Line Light Rail, leading to an oversupply situation, but currently, there is a good balance in the housing market.

Rattanathibet Road is located in the Mueang Nonthaburi district, extending into Bang Yai district. It is a major road with ample width on both sides, intersecting with several important roads including Tiwanon Road, Sanambinnam Road, Ratchaphruek Road, and Kanchanaphisek Road, as well as crossing the Chao Phraya River with a passenger pier under the Phra Nang Klao Bridge. In the near future, there are unlikely to be any major infrastructure projects that would obstruct traffic.

Therefore, for consumers looking to purchase housing in areas that are not yet considered business centers but are suburban areas on the outskirts of Bangkok, where housing prices are not as high as in the city, and where there are multiple routes to the city center, Rattanathibet is one of the best options available right now.

In the area near the Kanchanaphisek Road, which is the farthest end of Rattanathibet Road, it is likely to remain a location for housing developments. However, along Rattanathibet Road, particularly closer to Bangkok and connecting the Purple Line to the Pink Line (near the Nonthaburi Government Center), it will be an excellent location for consumers seeking condominium housing, allowing for multiple travel connections in the future with minimal reliance on cars.
