Looking back at the joint venture with Takara Leben, although it employs a different strategy compared to 2020, the outcome presents an opportunity for organizational growth, stemming from shared philosophical values between 'Takara Leben' and 'AssetWise'.

Previously, Takara Leben has been a leading real estate development company for over 50 years, known for developing more than 500 condominium, leasing, and management projects, as well as single-family homes. It also operates power plants and hotels in Japan and has been listed on the Tokyo Stock Exchange since 2004.

The joint venture between Takara Leben and AssetWise will kick off their first project together, valued at over 2.2 billion baht, at the Atmoz Bangna condominium, a large low-rise project located in the NEW CBD area of Bangna, close to the BTS Green Line and MRT Yellow Line, adjacent to the main Bangna-Trad road. AssetWise holds a 51% stake, while Takara Leben holds 49%.

Expanding Product Portfolio for Valuable Investments

In addition to the joint venture, AssetWise is also expanding its product portfolio by acquiring the Maxxi Prime Ratchada-Sutthisan project, managed by Maxxi Premier One, which has a registered capital of 30 million baht. AssetWise views Maxxi Prime Ratchada-Sutthisan as a project that aligns with its development principles, focusing on creating happiness in living through quality projects, beautifully designed rooms, and facilities that provide residents with a quality living experience compared to affordable condominiums.

Considering the potential of the Maxxi Prime Ratchada-Sutthisan project, it will help reduce risks and development time for AssetWise, making it a worthwhile investment due to its higher internal rate of return (IRR) compared to developing projects from vacant land.

Moreover, Maxxi Prime Ratchada-Sutthisan is an 8-story condominium with a total of 218 units, valued at 570 million baht, located near the blue line subway station, Sutthisan, within a 400-meter walking distance. It is situated in a prime community area, close to job opportunities and complete amenities, enhancing travel convenience with the extension of the yellow line subway at Ladprao station, and is expected to be ready for ownership transfer in February 2022, which means it can generate revenue for the company quickly.
