          Mr. Phat Phattharathorn has gathered experiences from knowing talented individuals and various work experiences to share with everyone. He summarizes the characteristics of an outstanding team, categorizing them into three groups.


Group 1: The Developer Side Includes


          CEO This group holds the highest decision-making power. However, those Mr. Phat has encountered often possess these qualities: they are polite and respectful when communicating with others. Mr. Phat states that a great CEO typically has the following characteristics:
- A good listener. The highest authority should be a good listener as listening enhances the team's potential and encourages expression.
- Respect for others, regardless of their background. This respect builds the executive's authority.
- The ability to encourage others, as there are many challenges in business. The highest authority plays a crucial role in motivating others.
- Mediation skills and the ability to compromise on issues.
- Decisiveness, courage to make decisions, and readiness to take responsibility for those decisions.
- Imagination, always envisioning success.

Marketing One important lesson Mr. Phat learned from working with talented marketers is that they can accurately gather and analyze data about customers, competitors, and the market. A skilled Marketing professional deeply understands the market and stays updated on market events to create a competitive advantage.

          Sales must share real customer experiences and analyze customer data to understand them clearly.

          PD (Product Director) Those who excel must be detail-oriented and attentive. For example, in condominium projects, where designs may not differ significantly from competitors, a great PD team pays attention to details such as material selection, creating a living experience, and the systems used in the project. A good PD thoroughly checks project designs to avoid future problems.

         PM (Product Manager) This team must be fighters and thinkers. They need to be fighters because they must engage with contractors and thinkers to coordinate with workers, neighbors, and legal teams. Therefore, a good PM must be decisive, able to coordinate with other teams, and maintain politeness and humility.


Group 2: The Designer Team


          What Mr. Phat learned from talented Designers is the importance of humility. No matter how skilled a Designer is, they often possess a hidden humility. A great Designer has no ego, presents ideas well, and is a good listener to gather information for product improvement. Additionally, skilled Designers often have their own stance, believing that their approach is best for the product. This can be further divided as follows:

          Architects must truly understand the brief. A skilled architect can immediately envision the project's design based on the brief from Marketing. Mr. Phat also shares that some architects he knows use calculators to assess project feasibility first, as they understand that the project's success hinges on profitability. Architects must design not only for aesthetics but also for the project's viability.

          Interior Designers are constantly evolving in their thinking, integrating various elements to create new concepts that the market has never seen before, always aiming to bring the best to the project.

         Landscape Designers must have the courage to think outside the box and create better solutions. However, a good Landscape Designer must not only design beautifully but also understand legal requirements to ensure compliance and aesthetic appeal.


Group 3: The Support Team

          They must understand and recognize the challenges of work, be flexible, and play a role in closing gaps and coordinating with various teams to ensure the work is done correctly.
