Today, Terrabkk will summarize content from the Connect The Dots Podcast, which shares the real-life experiences of Khun Pat Pattharatharadol on how to conduct meetings for maximum efficiency. After understanding the target group, studying competitors, and developing the product, a meeting is necessary to advance the project. The first meeting is the most crucial as it brings together people from different teams to align on the direction and approach for project development. This initial meeting is referred to as the "Kick Off Meeting". The meeting will be divided into three teams:

               1.) Project Owner Team - Participants will vary based on the company's size, including the CEO, MD (Managing Director), SBU (Strategic Business Unit), and the Marketing Team, who will have the most knowledge about the project, including details from product studies and target group analysis.

                Sales representatives, who interact most frequently with customers, will provide insights into customer needs.

                Product Development serves as a liaison between Marketing and the design team, acting as the architect of the team to facilitate smoother coordination in development.

                Project Management coordinates between Designers and contractors, as well as liaising with CM (Construction Management).

               2.) Designer Team - This team consists of architects, interior designers, and landscape designers. Architects are the primary designers, laying out various options for building placement, project layout, or key designs. Sometimes architects receive programs from Marketing to enhance efficiency or maximize sales space while also considering legal regulations, making the design process quite complex. Architects must coordinate with various departments and have expertise in zoning laws, building codes, and other regulations to avoid issues with project approvals.

                The Interior team is crucial as they design spaces that are closest to the customers. If the interior design can cater to the character of the target group, it will increase customer demand for the products, enhancing the project's impact.

                Finally, the Landscape Design team can elevate the project's uniqueness. When the design teams collaborate effectively, the overall design becomes more appealing. For instance, landscape designers may want to incorporate gardens into the project, or architects and interior designers may create buildings that extend into the garden, or even design gardens and interiors that connect with the architecture, creating character and interest in the project.

               3.) Support Team - Starting with Construction Management, which conducts the meetings and oversees the construction plan, the structural engineers work closely with architects and various system engineers within the project, including electrical, plumbing, and HVAC systems, which are crucial for design, especially for high-rise buildings.

                The EIA team or environmental consultants play a vital role in condominium project development, adhering to various laws and regulations regarding EIA. Additionally, there are two more teams that become important when the project is about 80% complete: the Aftersales team, which assesses how easy it is for customers to report repairs and the ease of fixing issues based on the design, ensuring that the design facilitates maintenance and livability.

                The Project Management team oversees the building after customers move in, such as managing entry and exit from the project and transportation methods, determining what equipment is needed to ensure customer comfort and safety. This includes integrating applications with facilities within the project, such as co-working spaces and home theaters, allowing customers to book and schedule usage to simplify processes.

                All of the above is personal experience shared for small companies to apply these principles. Even without a large team, they can adopt roles and perspectives from different teams, which will help improve project development.
