“Initially, we planned a typical project with twin houses and single-family homes totaling over 230 units priced between 4-10 million baht. We had even started building the show houses up to 40%. But when we sat down to reflect on our true purpose of creating a Well-being residence, we decided to ‘completely redesign the layout,’ even if it meant demolishing four show houses under construction to shift to a single-family home project that emphasizes quality of life, reducing the number of units to just 107 and increasing green space to 52% of the project.”

If we adjust the selling price accordingly, customers will be heavily impacted,” Mr. Suthep stated. “For premium single-family homes, we chose to absorb some of the costs ourselves by reducing our margin to maintain customer accessibility because we believe that in the long run, customer satisfaction and stability are more valuable than short-term profits.”
Mr. Suthep acknowledged that the concern is not just about material prices but also about ‘real purchasing power’ and the ‘rejection rate’ of loans that is increasing due to the economic situation.
“Therefore, we must prioritize screening strong customer groups and assist them in financial planning from the start to make their dream of homeownership a reality without becoming an excessive burden.”
The Next Steps for D-Land
