They use Energy Simulation technology (eQuest) to analyze energy use in homes and design layouts according to wind and sunlight directions to naturally reduce heat. Additionally, they design facades to reduce heat and increase green space in every project by at least 5%, preserving existing trees or replacing them with local species to create a healthy ecosystem.

2. Procurement Policy: The company employs Green Procurement principles when considering the purchase of construction materials and equipment, not only looking at price and quality but also considering the amount of greenhouse gas emissions in the production process. They also encourage partners and contractors to adhere to environmental guidelines to create sustainability throughout the supply chain.

3. Construction Phase: During construction, SC Asset focuses on resource management based on circular economy principles, such as planning to use materials efficiently to minimize waste and recycling construction leftovers for maximum benefit. They also implement wastewater treatment and drainage systems to control water quality, as well as strictly manage PM-10 and TSP dust through continuous wheel washing and site cleaning, while surveying and listening to community feedback.

  • Developing Innovations for Homes and Communities: SC Asset has developed Low Carbon Houses for all 18 housing projects, totaling over 29.81 billion baht, and installed solar systems in 75 clubhouse projects, helping to reduce electricity costs by an average of 25,000 baht per year per project. They have also installed solar systems in 127 show homes and 736 standard homes, which are expected to save an average of 20,000 baht per year per home.
  • Energy Reduction is Possible with Technology: They have developed a home electricity control system through the “Roo Jai” application, which tracks and reports electricity usage for each project.
  • Reusing Water... Any Home Can Do It: Water usage is equally important. SC Asset has reused treated water from over 70 projects for watering plants in common areas, totaling over 2,373 cubic meters. This not only saves new water but also helps reduce long-term environmental impacts.

2. Together... We Can Go Further!: A Mission Uniting Environmental Advocates, Partners, and Colleagues

  • “SCero Together: Transforming the Future of Real Estate Towards Sustainability” is another major initiative by SC Asset, partnering with over 100 leading partners such as SCG, TOA, Bayer, Bluescope, Daikin, Mitsubishi, etc., including construction contractors and financial institutions, to collectively aim to reduce greenhouse gas emissions (GHG) and drive the #SCeroMission to achieve 100,000 tons of carbon within five years.
  • Sustainable Ecosystem Created by Partners: SC Asset has conducted the “Partnership for SCero Mission” activity, training and building knowledge for 40 partners on key topics and implementing resource and waste reduction projects, such as the Cut and Bend project with Tata Steel (Thailand), which helps reduce waste materials from the site by over 110 kilograms per house and reduces fuel consumption for transportation by 19 liters per house, saving over 120 hours of construction time per house, thus reducing pollution from dust, noise, and air pollution from construction sites. They also collaborate with various partners to reduce waste from the production process.

SC Asset collaborates with advertising sign manufacturers to manage waste from vinyl signs, cutting and sewing them into multipurpose bags to be given to youth athletes in the “Dream Stadium Season 2” event, passing on positive energy to the youth.

  • Green Floor: Competing to Reduce Waste and Energy for Free Lunch: Building on small initiatives to awaken environmental consciousness in a fun and challenging way, SC Asset organized the "Green Floor Gin Free" activity, where employees on each floor compete to reduce energy use and waste. Continuous measurement determines which floor performs best, earning a special reward of "free lunch"! This activity not only fosters unity but also helps employees see tangible results from their own actions.
  • Instilling Environmental Responsibility Starting with Easy Actions: At SC Asset's office, every employee is encouraged to be an environmental hero through simple actions like waste separation. They have installed three types of waste bins: general, organic, and recyclable, throughout the office to make waste disposal easy and correct. Additionally, they have a "food waste shredder" that turns organic waste into high-quality fertilizer for the vegetable garden and plants in the building, reducing greenhouse gas emissions by 62 tCO₂e. This fertilizer is also shared with tenants' employees to support the Circular Living concept.
  • Advanced Air Conditioning... Cool and Energy Efficient: SC Asset has installed a Magnetic Bearing Oil-Free Chiller system, a cutting-edge technology that ensures stable and efficient cooling. They also have a smart temperature control system that automatically checks and cleans the ducts, ensuring optimal performance. Moreover, they use Peopleware Management to manage electrical equipment usage appropriately during day and night.
  • Comprehensive Water Management: SC Asset has assessed the risk of water shortages in all four office buildings to prepare for all situations, installing water-saving devices and promoting serious water conservation among building users. They have also reused treated water for watering plants in green areas of the buildings, totaling 5,460 cubic meters in the past year.
  • Good Air... Good Life: Since air quality directly affects health, SC Asset has installed Indoor Air Quality (IAQ) Monitoring Systems in all four office buildings to measure various pollutants, including PM 2.5, carbon dioxide, and harmful chemicals, ensuring that building users breathe clean and safe air in internationally standard buildings.
