The townhome and twin home business group, led by Mr. Metha Raktam, Deputy Managing Director of the Business Development Division for Townhome and Twin Home Products at AP Thailand Public Company Limited, currently oversees 6 sub-brands with over 70 projects, including:
- Middle City CLASSE
- Middle City The Edition
- Middle City
- Grand Pleno
- Pleno
- Pleno Town
In 2024, AP Thailand holds the number one position in the townhome and twin home market, capturing a market share of 32%. The three-story townhome and three-story twin home segments account for over 50% of the market share, while the two-story twin home segment holds 37%. The two-story townhome segment has also risen to number one in this market.
Thus, these four business groups signify that AP Thailand holds the number one market share, reaffirming its leadership in the townhome and twin home market in 2024, with a sales growth rate exceeding 30%. The growth of twin homes is attributed to intensive marketing efforts, comprehensive project coverage in all areas, and a diverse range of products for customers to choose from.

For the strategy to maintain the number one position continuously in the townhome and twin home business group in 2025, the goal is to create the best... for the best life “to step towards the best of life” through three key pillars:
First Best is The Most Extensive Coverage in Bangkok, currently covering up to 11 zones with 70 projects ready for occupancy, under the Zoning Expansion Strategy. We are confident that AP's townhome and twin home products have the most available units for sale and transfer in the industry, resulting in a wide selection of projects for customers in every zone.


The team is expanding projects into new locations that have never been explored before and returning to previously successful locations, such as AP Community, which includes single houses, twin homes, and townhomes, covering over 1,000 rai, including:
- AP Community Bangna - IKEA 400 rai with 11 active projects
- AP Community Rangsit Khlong 300 rai with 8 projects
- AP Community Pracha Uthit 200 rai with 5 projects
- AP Community Ramintra - Bangchan 85 rai with 3 projects
- AP Community Bangyai 80 rai with 4 projects

In 2025, we are expanding to the city of Ueak, Vibhavadi-Rangsit, having purchased over 120 rai of land to develop 4 projects. Two projects are already open: Centro and Pleno, with Grande Pleno set to open mid-year, followed by Pleno, the final project of the year. This new location is expected to meet the needs and receive a positive response from the Ueak and Rangsit communities.

Having multiple projects in the same location is seen as an opportunity and benefit for both AP and customers, as customers can choose their desired home and project. Additionally, in areas with closely located projects, AP will introduce projects with distinct differences to create options that align with customer preferences.
For the plan to launch a total of 18 new projects valued at 15 billion baht, covering all 6 sub-brands, ranging from 1.49 to 25 million baht, all of which have land ready for development and project launch.
Second Best is The Most Diverse Design for Every Lifestyle, with over 100 house models currently available. This year, we are developing 13 new house models, including:
- CoLive Model designed for the modern era, targeting solo living individuals who prefer living alone. This is the first townhome where customers can rent out separate floors, with layouts that allow two families to live independently or one family to occupy one floor while renting out the other.
- Mirth Model, also known as Duplex Townhome, a two-story townhome featuring additional Duplex Space.
- Xavier Model, a three-story townhome with a stepped design concept, incorporating stairs to separate living functions, enhancing the home's functionality and increasing floor-to-ceiling height.
- Asher Model, the widest twin home at 16.4 meters, featuring 4 bedrooms, 6 bathrooms, 3 parking spaces, a maid's room, and a large kitchen.


The Third Best is the best amenities in the projects, including:
- Central area design that integrates sustainability concepts, lush greenery, and energy-saving innovations.
- 24Fitness, currently open 24 hours to accommodate different lifestyles at any time. Residents can work out whenever they want, supported by research that divides the fitness area into Day zone and Night zone, including solar cell installations to allow residents to exercise as desired while saving energy.
- Eco Waste Station design for systematic waste management, aiming to recycle 100 tons of waste from all projects this year, equivalent to planting over 20,000 trees, or using a Solar Roof system to reduce management costs for common areas, with additional installations planned at the project's Main Gate. This campaign has received excellent feedback from residents.
