"One Bangkok" Transforms the Heart of Bangkok into a World-Class Integrated Real Estate Project
"One Bangkok" is the largest and most comprehensive real estate project located in the heart of Bangkok's business district, developed by TCC Assets (Thailand) Co., Ltd. and Frasers Property Holdings (Thailand) Co., Ltd.. This private real estate development is the largest project in Bangkok's central business area, with a project value exceeding 120 billion baht. It will also feature the "Signature Tower," which will stand over 430 meters tall, making it the tallest building in Thailand and one of the top 10 tallest buildings in ASEAN when completed.

Let's update on the construction progress of "One Bangkok"
If you pass by the Rama 4 area now, you will see numerous construction sites for the One Bangkok project, which stands out prominently as the largest integrated real estate project located in the CBD. Looking at the master plan of "One Bangkok", it is clear that the project emphasizes urban mobility from both Rama 4 and Witthayu Road. The project connects directly to the MRT Blue Line at Lumpini Station, making it convenient to access all areas of the project, with six entry and exit points from Witthayu Road and Rama 4 Road, along with direct access to the expressway. Inside the project, a traffic management system is in place to ensure smooth and safe circulation for pedestrians.
Currently, "One Bangkok" is under construction and is set to open its first phase in the fourth quarter of 2023.

The Most Comprehensive Real Estate Project
On a project area of 104 rai, once completed, we will see "One Bangkok" as the most comprehensive real estate project designed to attract leading companies, tourists, and locals. It will consist of five premium-grade A office buildings, four retail zones, five luxury and lifestyle hotels, and three luxury residential buildings, all interconnected with a central area for cultural and artistic events.

The five A-grade office buildings will offer over 500,000 square meters of rental space, accommodating more than 50,000 employees from both domestic and international organizations, equipped with advanced technology to enhance work efficiency.
Additionally, the four retail zones will cover 180,000 square meters, featuring over 450 shops and restaurants, creating a unique retail experience in one location. The project's centerpiece will be a 10,000 square meter recreational area surrounded by retail and lifestyle spaces at the base of the buildings, transforming "One Bangkok" into a vibrant hub.
Within "One Bangkok", you will find five hotels ranging from boutique to business and super-luxury, totaling over 1,100 rooms, all new brands for Bangkok. The first two hotels are The Ritz-Carlton, Bangkok and Andaz One Bangkok, the first Andaz hotel in Bangkok, inspired by the vibrancy of the "One Bangkok" project and blending the diverse colors of culture and modernity.

Finally, the three luxury residential buildings will offer panoramic views from both Witthayu Road and Benjakitti Park, ensuring tranquility and privacy for residents.
These elements are the core of what "One Bangkok" aims to create as a comprehensive real estate project for a perfect living experience.

"One Bangkok" - A City Friendly to Everyone
Certainly, within the "One Bangkok" project, there will be a focus on creating a city that is friendly to residents, workers, and tourists, aiming to be the first project in Thailand to achieve both LEED for Neighborhood Development Platinum certification for community development and WELL building certification for the health and well-being of residents and users.

Additionally, the design will feature 50 rai of open and green spaces out of a total of 104 rai, with gardens surrounding the project on both Witthayu and Rama 4 Roads, spanning 30-40 meters wide and lush with nearly 180 species of trees, totaling over 1,000 trees, creating an atmosphere akin to an extension of Lumpini Park and enhancing access to open and green spaces for the surrounding community. One Bangkok is committed to sustainability, recognizing the three pillars of sustainability: social, environmental, and economic. We strive to create a community that cares for the well-being of its people and society.
Within the project, the roads and pathways are designed to connect seamlessly, lined with shops, art installations, and event spaces, with tree-lined walkways providing shade throughout the project, making outdoor walking more comfortable in Bangkok's climate.

Technology is a crucial component utilized in the real estate sector, especially in world-class mixed-use projects like Hudson Yards in New York City and Barangaroo in Sydney, Australia, which have integrated technology into their design to improve operational systems and public utility services. One Bangkok takes it a step further by combining technology with design principles focused on people, environmental sustainability, and smart city living. All buildings in the One Bangkok project will utilize chilled water from a highly efficient centralized cooling plant located at the Central Utility Plant, which can manage the project efficiently 24/7 from the District Command Center, monitoring, managing, and providing utility services through the Smart Estate platform. This platform employs over 250,000 sensors and control points, along with advanced AI systems to enhance water and energy management, security systems, predictive maintenance, and other utility services, ensuring smooth and efficient operations that provide a great experience for tenants, users, and customers. The integration of these technologies will help One Bangkok reduce carbon emissions from electricity use by over 18,000 tons per year and recycle water to replace municipal water by over 2.7 million cubic meters annually.
