Future Location EBD Ramkhamhaeng-Lamsali: Ideo Ramkhamhaeng-Lamsali Station
Going back over 40 years, the Ramkhamhaeng-Lamsali area was one of the first Entertainment Hubs in Bangkok, being home to Happyland amusement park, the first comprehensive amusement park that opened in 1973 (two years before Dream World opened in 1975). Although this amusement park has not been in operation for a long time, its establishment led to continuous growth in the Ramkhamhaeng-Lamsali area.

Ramkhamhaeng-Lamsali Today

Currently, the Ramkhamhaeng-Lamsali area has transformed into a rapidly growing location with increased residential density and a full range of amenities. Major lifestyle shopping centers include The Mall Bangkapi, The Mall Ramkhamhaeng, The Nine Rama 9, London Street, Seacon Square, Paradise Park, and The Promenade.
Transportation is not an issue for residents in this area, thanks to the Si Rat Expressway and the Chalong Rat Expressway, which facilitate travel by private car. There is also a van hub for both within Bangkok and out-of-town trips located at The Mall Bangkapi.
Another popular option is traveling via the Khlong Saen Saeb boat service, which can save up to 15-20 minutes on city commutes.

Elevating with the New Bangkok City Plan
TerraBKK sees the Ramkhamhaeng-Lamsali area as having strong potential, based on the Bangkok City Plan 2013. The zoning for the Lamsali intersection, where the project is located, falls under commercial land use (red zone) (P.3-13), which is known for its diverse development potential and full capacity. Additionally, it is surrounded by medium-density residential areas (orange zone), indicating that this location has been planned by the government to accommodate a growing population expanding from urban areas like Rama 9, Asoke, or Sukhumvit. This central area has a traffic advantage over other nearby locations. The road network, including Ramkhamhaeng Road, connects to Seri Thai Road, Ladprao Road, Rama 9 Road, Srinakarin Road, Pattanakarn Road, Nawamin Road, Krungthep Kreetha Road, and Hua Mak Road, which are key routes to other areas.
Recently, the 4th revised Bangkok City Plan, set to be announced in 2020, shows positive signs for the eastern part of Bangkok, as land use has been adjusted from low-density residential (yellow) to medium-density residential (orange) across almost the entire area! It is clear that Bangkok is planning for growth towards the eastern area (EBD – Extension Business District), indicating a bright future for this location.

Interchange Rail: A Turning Point for the Area
The growth of the eastern side of Bangkok (EBD – Extension Business District) has led to a change in land use across the area, partly due to the introduction of two new rail lines: the Orange Line and the Yellow Line, which connect the east to the city center. The presence of these rail lines makes commuting in and out of the city more convenient, reducing travel time and costs, and positioning the eastern side of Bangkok (EBD – Extension Business District) as a location ready for growth and population expansion from Bangkok.
The expansion of the Orange Line and Yellow Line will undoubtedly benefit the surrounding areas, such as the Ramkhamhaeng-Lamsali area, which is particularly interesting due to the growth driven by public investment, especially in transportation infrastructure connecting to various areas like Rama 9, Asoke, Sukhumvit, Silom, Sathorn, or Siam quickly and conveniently.
As of August 2019, the construction progress of the Yellow Line is at 38.07% overall (41.77% civil works / 33.25% electrical systems), while the Orange Line is at 44.43%. The Yellow Line is expected to be completed in 2021 and the Orange Line in 2023, which will significantly ease travel for residents in the Ramkhamhaeng-Lamsali area.

Ramkhamhaeng-Lamsali: A Tangible Future Without Waiting
As mentioned earlier, the Ramkhamhaeng-Lamsali area is positioned to support the expansion of Bangkok's population, particularly in terms of housing, making it an attractive location for both existing and new developers.
Positive growth signals in the Ramkhamhaeng-Lamsali area have prompted several developers to simultaneously enter the market with new projects. Data from TerraByte shows that between 2017 and 2018, there was an increase of 6,050 new units in the Ramkhamhaeng-Lamsali area.

- The Mall Group Steps Up - The The Mall Group, a long-standing retail leader in the area, is enhancing its presence with renovations at The Mall Ramkhamhaeng 2, transforming it into a shopping center of 200,000 square meters with approximately 88,000 square meters of rental space, expected to be completed in 2021.
