How Much Do Condominiums Near and Far from the BTS Cost?

              “Condominiums” have become one of the top housing choices for people today. While it is true that condominiums in the same location tend to have similar selling prices, have you ever noticed how different the price ranges can be based on their proximity to public transport?

              TerraBKK Research randomly selected a popular location for condominiums over the past 2-3 years, which is the Ratchada-Huai Khwang-Dindaeng area. This location has excellent potential for high-rise living due to its surrounding amenities, such as office buildings, shopping centers, educational institutions, and hospitals. It’s no surprise that this area has attracted real estate developers to continuously acquire land for condominium projects.

              One of the main reasons why many Thais choose to buy condominiums is the convenience of access to the BTS. The “walking distance” from the station reflects how close or far a condominium is perceived to be. Therefore, if we categorize walking distances into three main groups: less than 500 meters, 501 meters to 1 kilometer, and more than 1 kilometer, TerraBKK Research found the following price differences for condominiums in the Ratchada area that were launched between 2015 and Q1 2019, totaling over 30 projects.

              In summary, condominiums within a walking distance of <500 meters from the MRT station in the Ratchada area typically have an average presale price of 110,000 – 165,000 THB per square meter, mostly located along Ratchada Road and near stations such as Ratchada, Huai Khwang, and Rama 9.

              Meanwhile, condominiums located further away from the station, within a walking distance of 501 meters to 1 kilometer, usually have an average presale price of 83,000 – 110,000 THB per square meter, often situated in side streets that are not too far from the main road.

              Lastly, condominiums with a walking distance of > 1 kilometer from the MRT station have an average presale price of 65,000 – 78,000 THB per square meter, primarily clustered in the Sutthisan area connecting to Ladprao, such as Sutthisan Winitchai Road and Soi 20 Mithuna. ---TerraBKK.com
