Talad Plu is an old and historically rich area dating back to the Thonburi era, renowned for its delicious food with many legendary vendors still operating today. It is home to numerous temples and serves as an important train station for travel to Mahachai and Maeklong. The area also boasts a BTS station and will soon have an MRT station at Thapra, making Talad Plu a well-rounded location for living, commuting, and lifestyle. In recent years, Talad Plu has attracted various developers who are transforming the land into condominiums for residential purposes. This year, Talad Plu is once again becoming a hot spot for major developers looking to invest in residential projects. Today, Terrabkk will take you through the projects that have already started construction or opened for sales in the first half of 2019.

          The first project is THE MATT Sathorn-Thapra 2 by VIP Condominium Co., Ltd., which launched in February after the success of its first project, which sold out completely. The project is located on Soi Therd Thai 33, opposite The MATT Sathorn-Thapra 1, near the Talad Plu BTS station. The project consists of one 8-story building with 190 units.

          The THE BASE Ratchada-Thapra project by major developer Sansiri is currently fenced off and nearing completion of its sales gallery in preparation for an official launch. The project is located along Ratchadapisek Road, near Thonburi Plaza, but Sansiri has not yet disclosed details about the number of buildings or units.

          The Life Sathorn Sierra project by AP Developer, another major player, was launched last month. It is located on Soi Ratchadapisek 14, opposite Thonburi Plaza, and is close to the BRT and BTS stations at Talad Plu. This project is a joint venture between AP and Mitsubishi Estate, featuring a high-rise building with 40 stories and 1,971 units on approximately 8-3-80.4 rai of land.

 

          The Altitude Unicorn Sathorn-Tha Phra project by Altitude Development Co., Ltd. is located near the Talad Plu station, opposite a public park and the sports field commemorating His Majesty the King’s 84th birthday (under the Ratchaphruek Road overpass). This condominium consists of one 34-story building with 711 units. 

          The final project, Niche Pride Sathorn-Thapra, is a joint venture between Sena and Hankyu, which is currently fenced off and clearing the area. This project is located along Ratchadapisek Road, adjacent to the BTS Talad Plu station, covering approximately 2 rai of land. The project has not yet officially disclosed its design details.

        From the five projects mentioned, we can see that four of them are from major brands and are large-scale developments. If all projects are completed and available for sale, it is certain that Talad Plu will become a hub for residents. Another interesting aspect is that Sansiri is bringing the The Base brand to compete with Brand Life from AP, despite Life being a higher-segment brand. Additionally, Sena is introducing a joint venture (JV) project in this area similar to AP. We will have to see which brand will succeed in selling out first or if they will take a longer time to sell. Furthermore, there are reports that Pruksa will also enter the Talad Plu area, similar to Brand The Tree, but the launch date is still unknown.
