When discussing which location will be the next hot spot next year, “Rama 9” is another area that TerraBKK believes should be closely monitored, especially around “Rama 9 Intersection”. Just towards the end of this year, we have already started to see signs of major developers, such as TC Development, Ananda, AP, and Sansiri, making significant land purchases in the Rama 9 area. This indicates a strong interest in the location, prompting them to return once again. Next year, or in 2018, “Rama 9” is set to reclaim its throne in the condominium market after a period of fewer new project launches. We firmly believe that “Rama 9” will definitely come alive again this year and into next year.
Ashton Asoke-Rama9: The Latest Super Luxury Condo from Ananda
The talk of the town has been the purchase of the corner land at Rama 9 Intersection, previously known as Amsterdam, which has now transformed into a stylish Sale Gallery located along Din Daeng-Rama 9 Road. However, Ashton is not coming back in a conventional way; Ananda has partnered with DEAN & DELUCA, a famous American café-restaurant, to open a branch within the Ashton Asoke-Rama 9 project, boasting a space comparable to that of the Mahanakhon project. Currently, the Ashton Asoke-Rama 9 project starts at 6.99 million THB, with approximately 57% of units already sold (data from Results Analyst Presentation Q3 2017 and Business Plan), leaving about 260 units available for reservation.

Life Asoke-Rama 9: A Sales Phenomenon with 96% Sold on Pre-Sale Day
Speaking of overwhelming booking phenomena within a single night, the Life Asoke-Rama9 project opened for initial bookings via iBooking and sold out within hours. On the pre-sale day at the Sale Gallery, there was an immense queue for reservations, surpassing even Life Ladprao, achieving a sales rate of 96%. The Life Asoke-Rama9 project launched at a price significantly lower than the market average, starting at just 2.75 million THB, along with impressive facilities. But that’s not all; the front land, currently owned by AP, is rumored to be developed into a high-rise condominium, though no specific timeline has been set. We will have to wait and see what AP has in store for us.

One 9 Five Asoke-Rama9: A Luxury Transformation from TC Royal Rama9
For those who still have the old image of the TC Royal Rama 9 project, it’s time to erase that memory. TC Development has completely revamped the TC Royal project into One 9 Five Asoke-Rama 9, designed to look even more luxurious, covering over 11 rai, divided into 2 buildings with 61 floors and a total of 1,911 units. Although it hasn’t officially launched for sale yet, we can already catch a glimpse of the project, which is noteworthy for its extensive common areas and facilities, totaling 8.6 rai. Anyone interested in this project should prepare their finances, as bookings are expected to open around March 2018.

Sansiri with New Land Parcel Behind Unilever
Anyone passing by Rama 9 may have noticed the new land parcel from Sansiri, which has started to erect fences, raising curiosity about what surprises Sansiri will bring this time. This land, previously a Chinese bus station, spans over 6 rai and is interestingly located next to Unilever and adjacent to the One 9 Five parcel, with Ananda's land parcel across the street. Designing the layout of this land parcel will be challenging to avoid blocking views from surrounding buildings. However, there have been hints on skyscrapercity.com suggesting that this project might be a 52-story condominium with 1,189 units. As for the eagerly awaited pricing, we will have to be patient a little longer, as TerraBKK anticipates that Sansiri plans to launch this project next year, but it’s safe to say that Sansiri's pricing will be anything but ordinary.
Ananda Preparing to Launch a New Project Near Ideo Mobi Rama 9
Another parcel worth watching is across the street, encompassing over 5 rai, currently home to Ideo Mobi Rama 9, Condolette Midst Rama 9, and Aspire Rama 9. This time, despite the canal separating the land, it’s not an issue, as Ananda has purchased land on both sides of the canal. This is another parcel to keep an eye on for its design plans. There are also rumors that it might be a Ideo brand project with 1,258 units, 36 stories high, so we’ll have to wait and see if it will indeed be an Ideo brand and how the building design will accommodate the canal. There may be some surprises in store for us.

In summary, the new projects set to launch in 2018, even though we don’t yet know many details about the brands or pricing, will definitely bring a supply of no less than 4,000 units. TerraBKK Research predicts that this time, prices will reach around 250,000 THB per square meter, as Ashton has already set a new high at 220,000 THB per square meter.
