7 New Single-Detached House Projects (September 2017)
TerraBKK Research has been observing the housing market for new single-detached house projects through activities such as Open House and Presale bookings in the Bangkok and surrounding areas during September 2017. We found several interesting projects, and we would like to summarize the initial information for those looking for a new single-detached house, including location, selling prices, house types, layouts, and amenities within the projects as follows:
1. Location and Selling Price Levels
TerraBKK Research found that most new single-detached house projects are primarily located along the western outer ring road (Kanchanaphisek). In September, more than 5 new projects emerged, ranging from the northern area in Rangsit down to the southern area in Bangna, as follows:
• Rangsit-Nakhon Nayok Bangkok Boulevard Rangsit (SC ASSET)
• Lam Luk Ka Aetol Ring Road-Lam Luk Ka (Ananda)
• Ram Inthra Golden Neo Ladprao-Kaset (Goldenland) and the local project House Lights Suan Siam
• Bangna CENTRO Bangna-KM.7 (AP)
On the Nonthaburi side, there are 2 new single-detached house projects: Sathit Siri Chaeng Watthana - Prachachuen 2 (Sansiri) in Pak Kret District and J Villa Ring Road-Bang Yai (JSP Property) in Bang Bua Thong District.

Most of these projects are priced starting from 4.5-8.5 million baht, with only 2 projects launching below 4 million baht, which are expected to be the prices for twin houses in those projects. For example, the J Villa Ring Road-Bang Yai starts at 3.39 million baht (single-detached house starting at 5 million baht), and the Aetol Ring Road-Lam Luk Ka starts at 3.99 million baht (single-detached house starting at 6.09 million baht). For developers targeting the upper market in September, Sansiri launched the new project Sathit Siri Chaeng Watthana-Prachachuen 2 at a price range of 15-30 million baht.

2. House Types and Layouts
TerraBKK Research has compiled the layouts of the single-detached houses from these projects to compare the arrangement of different room types within the houses, categorized by color zones as follows: (No layout found for the Golden Neo Ladprao-Kaset project)

Projects with a price range of 15-30 million baht such as Sathit Siri Chaeng Watthana-Prachachuen 2 feature the APATITE house type with a usable area of 263 square meters. The ground floor includes a maid's room with a private bathroom located at the back corner of the house next to the kitchen, and a bedroom situated between the parking area and the living room. The second floor consists of 3 bedrooms, each with an en-suite bathroom, and one bedroom has a balcony with a sitting area measuring 5.85 x 2.8 meters in between the walkways.
Projects with a starting price of 6-8 million baht such as CENTRO Bangna-KM.7 and Bangkok Boulevard Rangsit are two-story single-detached houses with an average usable area of 200-350 square meters, consisting of 4 bedrooms, 3 bathrooms, and 2 parking spaces. On the ground floor, the position of the ground floor bedroom in CENTRO Bangna-KM.7 is clearly defined and better than the arrangement in Bangkok Boulevard Rangsit, where the ground floor bedroom is located between the dining area and the kitchen. The upper floor has 3 similar bedrooms, with 1 master bedroom having an en-suite bathroom and 2 smaller bedrooms sharing an external bathroom, but the larger usable area of Bangkok Boulevard Rangsit allows for a sitting area on the second floor as well.
Projects with a starting price of 4-6 million baht such as Aetol Ring Road-Lam Luk Ka and J Villa Ring Road-Bang Yai are two-story single-detached houses with an average usable area starting from 150 square meters, consisting of 4 bedrooms, 3 bathrooms, and 2 parking spaces. The arrangement of the houses is not significantly different. The ground floor places a bedroom in one corner of the house, while the upper floor has 1 master bedroom with an en-suite bathroom and 2 smaller bedrooms. The House Lights Suan Siam project has a size of 130 square meters, divided into 3 bedrooms, 3 bathrooms, and 1-2 parking spaces, with no ground floor bedroom.
3. Amenities within the Projects
TerraBKK Research found that all projects have similar facilities in terms of security and amenities for residents regarding exercise and a pleasant environment within the project, such as Key Card Access, CCTV, clubhouses, fitness centers, swimming pools, and public parks. The differences lie in the level of security or the luxury of the clubhouse or public parks in the projects. For instance, the Bangkok Boulevard Rangsit project has separate entrances for the Guest Area (for visitors) and Residential Area (for residents), while the Golden Neo Ladprao-Kaset project features a cycling area, and the design of the common areas in the Aetol Ring Road-Lam Luk Ka project, etc. ---TerraBKK
