TerraBKK has gathered data on the launch of Townhome projects within the Bangkok area, comparing information from the first half of 2016 with the first half of 2017 to present interesting insights into the current direction of the Townhome market. Here are some noteworthy points:

Point One Pattanakarn-Klongtan-Pravet is the zone with the highest value of new projects!

Pattanakarn-Klongtan-Pravet has a total project value of 1,807 million baht
Kaset-Nawamin-Ramintra has a total project value of 1,763 million baht
Saphan Sung-Minburi-Ladkrabang has a total project value of 1,576 million baht

            In the Pattanakarn-Klongtan-Pravet and Kaset-Nawamin-Ramintra zones, the number of new project launches has increased this year compared to last year. However, the Saphan Sung-Minburi-Ladkrabang zone has gained considerable popularity due to a continuous influx of new projects since last year, as it offers easy access to the city center, is close to Suvarnabhumi Airport, the motorway, and the Kanchanaphisek Ring Road, and has various shopping centers and community malls for convenient shopping.

Point Two Starting prices in each location have increased by at least 30%

            The launch prices of projects range from over 1,000,000 baht to 8,000,000 baht, depending on the project and area in both 2016 and 2017. This year, the most expensive project is Shizen Phatthanakan 32 by TNP Estate, launched in April 2017, located in Soi Pattanakarn 32, which has seen a surge in horizontal projects due to its strategic location providing quick access to Sukhumvit Road. The cheapest project is located in the Saphan Sung-Minburi-Ladkrabang zone, which has many new projects, including Baan Pruksa Leab Wari-Minburi by Pruksa Real Estate, starting at approximately 1,700,000 baht. Comparing the starting prices of Townhomes in the same area from 2016 to 2017, it is evident that in popular zones, the prices of new projects have increased by about 30-40%.

Point Three “Pruksa” still holds the highest market share

It is clear that over the past two years, the developer with the most Townhome project launches is Pruksa Real Estate, which accounts for over 30% of the total project value in the market, followed by Golden Land Residence at approximately 15%. This year, Pruksa's highest value project is Patio Ramintra, valued at around 1,700 million baht, consisting of home offices and townhomes located near the Wat Chao Phraya intersection. The total projects by Pruksa over the past two years include:

- Baan Pruksa Prime Ramintra – Kubon launched in January 2016, project value 589 million baht, 258 units, starting price 2,330,000 baht
- Pruksa Ville Ramkhamhaeng-Serithai launched in February 2016, project value 385 million baht, 100 units, starting price 3,850,000 baht
- Baan Pruksa 105 Chalongkrung-Ladkrabang launched in June 2016, project value 233 million baht, 180 units, starting price 1,295,000 baht
- Baan Pruksa 87/5 Srinakarin-Bangna launched in June 2016, project value 784 million baht, 493 units, starting price 1,590,000 baht
- Baan Pruksa Prime Ladkrabang-Suvarnabhumi launched in June 2016, project value 540 million baht, 246 units, starting price 2,149,000 baht
- Patio Vibhavadi-Songprapa launched in June 2016, project value 721 million baht, 183 units, starting price 3,940,000 baht
- Baan Pruksa Leab Wari-Minburi launched in February 2017, project value 858 million baht, 493 units, starting price 1,730,000 baht
- Patio Ramintra launched in April 2017, project value 1,763 million baht, 368 units, starting price 4,790,000 baht

            It is evident that the trend of new project launches this year continues to rise, especially in areas with advantageous locations regarding restaurants, shopping centers, travel routes, and upcoming public transport systems. This will lead to increased launch prices and the number of projects in these areas, particularly in Don Mueang, which is close to Suvarnabhumi Airport. Projects with a variety of styles and options are primarily from Pruksa Real Estate, which currently dominates the market, but it can be seen that Golden Land is also starting to launch new projects to capture market share, indicating that the Townhome market is currently receiving positive responses from consumers.
