TerraBKK Research has compiled data on over 6,000 second-hand single houses as of June 2017 in Bangkok and the surrounding areas that are listed for sale in the market (the data includes various house sizes and does not consider the age of the buildings) to monitor the overall situation of buying and selling second-hand single houses, focusing on the average selling prices, categorized by location into 20 districts of Bangkok and 3 suburban areas.
It was found that Silom-Sathorn-Rama 3 maintains the highest price level for second-hand single houses in Bangkok, with an average selling price of 28.50 - 91.50 million baht. Following closely are Sukhumvit-Chidlom-Thonglor-Ekkamai with an average selling price of 14.95 - 69.25 million baht, and Phaya Thai-Ari-Sapan Khwai-Phra Nakhon with an average selling price of 16.00 - 30.00 million baht. In other central city areas such as Ratchada-Huai Khwang-Din Daeng, Lat Phrao-Ramkhamhaeng-Bang Kapi, and Chatuchak-Prachachuen-Rattanathibet, the average selling prices range from 11 to 20 million baht, with prices decreasing in subsequent locations such as Taksin-Wongwian Yai-Thonburi, Chaeng Watthana-Don Mueang-Tiwanon, and Phetkasem-Bang Khae-Phutthamonthon, where the average selling prices are between 5 to 10 million baht. For suburban areas, second-hand single houses typically have average selling prices below 5 million baht, such as Nonthaburi-Bang Yai-Bang Bua Thong, Rangsit-Lam Luk Ka, and Pathum Thani.
