We are currently in a time when the world is facing unpredictable climate variations that are palpable even without measuring instruments. This has led people to pay more attention to the environment, especially in the real estate sector, which is a significant industry that is stepping up to create change. The construction sector is one of the top contributors to carbon dioxide emissions globally, accounting for 42% annually (according to the Architecture 2030 report), with building operations contributing 27% and material production 15% per year.

Amidst this awareness, SC Asset, as a leader in Thai real estate, is committed to creating environmental value seriously and continuously. They have initiated an environmental approach under the name SCero Mission to guide the real estate industry towards tangible sustainability.

One of the missions is to design sustainable homes that are environmentally friendly, known as Low Carbon Houses. These homes not only provide comfort to residents but also contribute to creating value for the world.

SCero Mission: A Mission for the World and Future Generations

Before diving deeper into any stories, let’s get to know SCero Mission from SC Asset. What is it? Because this is the starting point for creating change within SC Asset.

SCero Mission (derived from SC + Net Zero Mission) is not just a campaign; it is a core mission deeply rooted in SC Asset's organization that aims for sustainable growth alongside reducing environmental impact. The clear goal is to reduce greenhouse gas emissions by 100,000 tons of carbon by 2030, aiming for the larger goal of Net Zero by 2065.

With such a significant goal, SC Asset must manage its business to minimize environmental impact, dedicating time, personnel, creativity, innovation, and the involvement of employees and all stakeholders to cover every step of the business chain.
Of course, this mission cannot be achieved alone but requires collaboration with over 100 leading partners, including material manufacturers, contractors, and financial institutions that share the same vision, to achieve results that are not just concepts but practical implementations at every step.

Diving into SC Asset's Sustainable Homes: Functions and Materials That Change Lives

When asking how serious SC Asset is, one of the most interesting aspects is the 'home,' which is the organization's main product. What kind of homes will SC Asset create?

At this point, we have the answer.

SC Asset believes that creating sustainable homes goes beyond just green buildings or environmentally friendly designs; it must be homes that understand life—comfortable living. Because if it’s good for the world but not aligned with living needs, no one would want to live there, or if it’s uncomfortable, it will not be a long-lasting home. This means that “long-term sustainability” cannot be achieved.

Therefore, SC Asset is committed to developing what is called “Low Carbon Houses” that are environmentally friendly and meet the lifestyle needs of modern residents. This is based on studies from the company’s prototype homes through energy usage calculation programs, utilizing Passive Design principles along with selecting appropriate construction materials, based on three main axes:

1. Adopting Passive Design Principles: SC Asset does not create homes from blueprints but starts by understanding the real-life usage of residents daily. By applying Passive Design principles (designing buildings that prepare from the initial design stage, integrating the use of nature and the environment to meet living needs), such as:

  • Designing homes to align with the sun and wind directions to keep the house cool throughout the day, reducing energy consumption.
  • Including green spaces in every project, no less than 5% of the total area, preserving existing large trees, and avoiding disturbances to ecosystems, allowing residents to be closer to nature.
  • Designing facades to reduce external heat, making residents feel comfortable and reducing reliance on electricity.
  • Controlling water quality and preventing flooding with wastewater treatment and drainage systems.

2. Choosing Eco-Friendly Materials: Careful consideration before, during, and after construction to systematically reduce environmental impact: Behind strong homes is the meticulous selection of materials that minimally impact the surrounding ecosystem.
SC Asset employs Green Procurement principles, which involve not just purchasing construction materials and equipment but collaborating with partners to use low-carbon construction materials, such as low-carbon cement and low VOC paints that are not harmful to long-term health. This means that the homes will have clean and safe air for everyone in the family.

Additionally, they consider various environmental factors that promote the efficient use of materials and encourage partners and contractors to adhere to the company's environmental guidelines to create sustainability throughout the supply chain, including:

  • Before construction: Adjusting the material procurement process to Cut-to-Length and Cut and Bend methods to reduce material usage and waste pollution at construction sites from the manufacturers of pipes and rebar.
  • During construction: For example, gathering community feedback 100% according to EIA principles and closely collaborating with the community to address concerns, using innovations and technologies to reduce energy and natural resource consumption, and establishing waste management systems such as promoting recycling of construction waste for maximum benefit.
  • After construction: In addition to seeking green materials, they select durable materials that last longer, which means less need for repairs or renovations, thus reducing construction waste from demolitions and the use of new materials. If repairs are necessary, they always choose environmentally friendly materials first.

3. Comfortable Homes That Meet Modern Lifestyles: If we have seen green-function homes on Instagram, we will find that SC Asset's homes are quite similar. They are not only good for the world but also understand the lifestyles of modern people, accommodating changes that may occur at any time. Starting with basic aspects like preparing space for solar panel installation to reduce electricity costs and being part of clean energy use, as well as installing EV chargers to support future living.

Every project is designed to withstand earthquakes and to raise awareness and educate residents about environmental issues through various projects and activities, such as campaigns and facilities that facilitate waste sorting and creating awareness about Circular Living for residents, as well as providing environmentally friendly living manuals.

Thus, the meaning of “comfortable and sustainable homes” from SC Asset does not end when the house is completed; it is a thoughtfully designed product starting from the construction phase to after-sales service, considering the surrounding community, such as strictly controlling noise and dust pollution to avoid disturbing nearby communities, systematically managing waste at construction sites, and providing after-sales services with the “Know-You-Club” to take care of homes and equipment for long-lasting use, which enhances durability, maintains aesthetics, and helps reduce waste and resource consumption.

From Concept to Action

In this regard, the “comfortable and sustainable home” approach has been developed into Low Carbon Houses in over 18 projects within the group, amounting to a total value of over 29.811 billion baht. For example, since 2022, technology and innovations have been integrated into homes to help save energy and move towards renewable energy use, such as:

  • Clubhouses in projects: Installing 5-kilowatt solar panels in 75 projects and increasing to 11.25 kilowatts in new projects constructed in 2025, helping to reduce electricity costs by an average of at least 81,000 baht/year/clubhouse.
  • Show homes: Installing 3.5-kilowatt solar panels in 127 show homes and increasing to 5.62 kilowatts in new projects constructed in 2025, helping to reduce electricity costs by an average of 36,000 - 41,000 baht/year/project.
  • Standard homes for sale: Installing in 736 standard homes, expected to save an average of 16,000 – 18,000 baht/year/home, with projects that have standard installations including GRAND BANGKOK BOULEVARD, GENTRY, GRANADA, and 95E1.

Not only horizontal homes, but even high-rise buildings, SC Asset is also developing them into Low Carbon Houses that are practically usable. One of these is the Reference Sathorn-Wongwaen project, which stands out for its customer-centric design approach, including:

  • Designing for ventilation: Considering the layout of rooms, choosing directions for light and good ventilation, and installing double-layer doors to improve room ventilation.
  • Maximizing usable space: SC Asset collaborates with Index Living Mall Public Company Limited to design furniture to maximize space benefits.
  • Designing green spaces that align with project design and ensure that the surrounding community can still see green areas.
  • Designing with consideration for residents' waste management.
  • Providing facilities that support sustainable waste sorting to create a Green Community.
  • Choosing environmentally friendly materials with lower carbon emissions.
  • Improving construction methods in collaboration with partners and contractors to reduce construction waste and reuse leftover construction waste, helping to reduce noise and dust pollution at construction sites.
  • Creating collaboration with suppliers, contractors, and labor to manage construction waste separation before proper disposal, such as crushing pile heads for reuse as new flooring, and establishing a waste bank project to exchange waste for supplies with labor at the site.
  • Involving employees by choosing uniforms made from recycled materials and using label-free water bottles for customers in every project.
  • Providing facilities that facilitate waste sorting on every residential floor and a Recycle Station to separate waste, compost organic waste, and use it in small household agricultural plots, collaborating with partners like RecycleDay to properly recycle various waste types, which helps sustainably reduce household waste sent to landfills.

These results are just a part of demonstrating that SC Asset is not just creating trends but is genuinely taking action at the business level to create "comfortable and sustainable homes" on a wide scale. The homes built are not just living spaces but are designed for a comfortable life, both physically and mentally, while also being part of caring for the world unknowingly.

Because what SC Asset does is to create endless possibilities for everyone’s new day... every day.
