Setthasiri: Let Your Home Speak for Every Achievement
Setthasiri is a brand of single-detached houses that upholds the concept of being a home that reflects ‘Portrait of Success’ of its owners, akin to receiving a life award. This is conveyed not only through the quality of the projects and services but also through Setthasiri being a place that reflects every achievement of yours by being a home that rewards its residents in three aspects:
-
Location: A Reward of Life with More Time The projects are located in potential areas with continuous growth, connected to rapid transportation systems, surrounded by daily conveniences such as schools, shopping malls, and hospitals, and are also in locations with high growth value.
-
Design: A Reward for Being Yourself The house designs reflect the individuality of the residents through various renowned architectural styles, instilling pride in the owners.
-
Function: A Reward for Having Space for Yourself and Your Family Designed with an understanding that every function can accommodate the living needs of every family member across generations, providing everyone with personal space while seamlessly connecting family and friends' activities.
Setthasiri in 5 Zones Across 10 Potential Locations
Ratchaphruek Zone: A Complete Location for Every Lifestyle
Ratchaphruek is a location that offers convenient access to the city with a variety of transportation options. Major roads connect to other important areas of Bangkok, such as Krung Thon Buri Road (linking to the Silom-Sathorn CBD), Nakhon In Road (Bang Sue-Jatujak transportation hub), and Rattanathibet Road (Nonthaburi). It is also connected to three MRT lines: the Purple Line, the Light Red Line, and the Blue Line.

The area is surrounded by numerous conveniences, especially shopping centers, which are abundant throughout the location. No matter where you are, you can easily access lifestyle hubs, including the new shopping mall, Central Westville, set to open at the end of 2023.
Ratchaphruek is a continuously developing area, especially in infrastructure that supports future residential expansion, including bridges, connecting roads, and the extended Light Red Line (Taling Chan-Salaya).

The assessed land value in Ratchaphruek has been steadily increasing. From 2012-2015, land prices were around 60,000 - 65,000 THB per square wah, currently rising to 85,000 THB per square wah. The land price has grown by an average of 5% per year. The actual land sale prices now range from 120,000 - 170,000 THB per square wah, exceeding the assessed price by 43%.
Given the residential potential of Ratchaphruek, Setthasiri has established three projects in the area:
Setthasiri Ratchaphruek-Nakhon In is located in the heart of Ratchaphruek, near Central Westville, with multiple access routes including Rattanathibet Road, Kanchanaphisek Road, and expressways.
Setthasiri Ratchaphruek - Line 1 is situated in a location that connects to Borommaratchachonnani Road and South Sathorn Road, entering the Silom-Sathorn CBD in about 25-50 minutes.
Setthasiri Ratchaphruek-Prannok is located midway between Ratchaphruek Road and Charan Sanitwong Road, with access to the MRT Blue Line at the Phaya Thai station just 3 km away, making it very convenient to travel to the city by car or train.
Don Mueang-Sai Mai-Pathum Thani Zone: Comprehensive Transportation Potential
North Bangkok is a central transportation hub of the country, continuously developing in this area. This includes the Pink Line (Khae Rai-Min Buri) currently in trial runs, set to open in early 2024, the extended Light Red Line (Rangsit-Thammasat University) awaiting cabinet approval, and the Green Line extension (Kukot-Lam Luk Ka) currently under project study. Don Mueang Airport Phase 3 is in the design phase and will begin construction in 2024, while the Don Mueang Tollway extension (Rangsit-Bang Pa-In) is preparing for cabinet approval, expected to open in 2028. Once all projects are completed, they will enhance the potential of the area to become a comprehensive transportation hub.

With the potential of the area allowing for easy access to and from the city, North Bangkok is an attractive location for residential living, resulting in rising land values. According to the REIC, the land price index for undeveloped land in Q1 2023 indicates that land near the Green Line (Bang Khen-Lam Luk Ka) and the Dark Red Line (Bang Sue-Thammasat Rangsit) has seen the highest growth in land value, with a growth rate of 7.8% compared to the previous year.

North Bangkok is another zone where Setthasiri has launched three new projects:
Setthasiri Don Mueang was the first to open pre-sales for the new Setthasiri project in 2023, receiving a very positive response from customers due to its proximity to major roads like Vibhavadi Road, opposite Don Mueang Airport, near the tollway, and just 2 minutes from the Light Red Line and Harrow International School.
Setthasiri Phaholyothin - Sai Mai is located in a position that connects to several major roads, including Phaholyothin Road, Vibhavadi Road, and Ram Inthra Road, linking to the Chalerm Ratch Expressway leading to Rama 9 - Ekkamai, and is close to the Green Line station (Kukot - Ha Yaek Lat Phrao), making it very convenient to travel to Central Ladprao.
Setthasiri Bangkok - Pathum Thani 2 continues the success of the Setthasiri Bangkok - Pathum Thani project launched in 2020, which received a good response. This project features golf course views, offering a green environment and fresh air on a large green space, with convenient access to the city via the Udon Ratthaya Expressway.
Chatuchak-Serithai-Ram Inthra Zone: A Complete Location for Residential Living
Ram Inthra is a location that supports urban expansion. The arrival of the Pink Line (Khae Rai - Min Buri) plays a significant role in enhancing connectivity to the city. Traveling in this area is very convenient as Ram Inthra Road is a major road connecting to other main and secondary roads, and is close to expressways, making it easier to enter and exit the city.
The area is equipped with various amenities to support daily life, including hospitals, international schools, and large shopping centers like Fashion Island and The Promenade, along with many other shopping options available throughout the area.

The growth of the area, accompanied by the arrival of the subway, has led to an average land price increase of 7% per year. Previously, from 2016 to 2019, the assessed price was around 95,000 - 100,000 THB per square wah, but currently, from 2023 to 2026, the price has risen to 125,000 THB per square wah, with actual sale prices now around 150,000 - 230,000 THB per square wah.
Ram Inthra is a district with many horizontal residential developments, especially single-detached houses. Currently, there are various projects available at price levels ranging from 5-30 million THB, with an average market price of approximately 16.9 million THB. Sansiri has previously established projects in this area, such as Setthasiri Phaholyothin-Watcharapol, which has already sold out, and Narasiri Phaholyothin-Watcharapol, one of the Sansiri Luxury Collection, which has also received a good response. Recently, the Setthasiri brand will have new projects in this area, including Setthasiri Ring Road - Chatuchak and Setthasiri Serithai, with launch prices ranging from 13-30 million THB.
Bang Na Zone: A Growing Location Full of Mega Projects

Bang Na is a location that has grown remarkably due to urban expansion, playing a significant role as a gateway connecting Bangkok to the EEC area. This is reflected in the growth of mega projects from both public and private sectors, including infrastructure such as Suvarnabhumi Airport Phase 2 currently under construction, and the LTR Bang Na-Suvarnabhumi train line in the project study phase, as well as the mixed-use shopping center project Bangkok Mall under construction, and office buildings like AIA East Gateway and WHA Business Complex, which have just opened. These mega projects serve as important magnets attracting further development to the area, enhancing job and housing potential.

In addition to physical growth, another indicator of Bang Na's development is the rising land value. The assessed land value in Bang Na has increased by 5-17% per assessment year, with actual sale prices currently nearly double the assessed prices.
Setthasiri Bang Na-Suvarnabhumi is a new project set to launch soon, priced between 12-30 million THB. The project's highlight is its location on King Kaew Road, connecting to various transportation routes, and being close to leading international schools in the Bang Na and Rama 9 areas.
Chiang Mai Northern Zone (Ruang Chok-San Sai): A High-Growth Location Connecting to Chiang Mai City
Following the success of the Setthasiri San Sai project, Sansiri was among the first to develop projects in the Ruang Chok-San Sai area, recognizing the future growth potential of the location. This leads to the launch of the new Setthasiri Ruang Chok project in the same zone. The Northern Chiang Mai area continues to grow, featuring famous shops and supermarkets like Rimping Supermarket, with high urban expansion and convenient transportation routes via Ring Road 2 and Ring Road 3, quickly connecting to the Super Highway, facilitating access to job centers in the Chiang Mai government center and Central Festival Chiang Mai, as well as easy access to the heart of Chiang Mai city, with launch prices ranging from 14-30 million THB.

In-Depth Look at 4 New Designs Reflecting the Portrait of a Proud Life
Setthasiri interprets ‘Portrait of Success’ not by focusing on price numbers, which are merely superficial indicators, but rather conveys every achievement through meticulous design and aesthetics, ensuring that the home reflects the success of its residents without needing to speak. This is achieved through the following four beautiful designs:
GEORGIAN: Majestic and Symmetrical, the Pride of English Style
The Georgian Design originated in England during the reign of King George I-IV (1714 - 1830), a period that inherited the luxurious artistic tastes following the Baroque era, and was one of the most flourishing times for various art forms. The aristocracy incorporated art and exquisite beauty into every aspect of life, including palaces and the residences of the elite and wealthy of that time.

The distinct identity of Georgian Design reflects the grandeur of space, characterized by large buildings with symmetrical shapes (Generous sense of space & Symmetry) while maintaining the proportion of the building and usable space.
Within this classic symmetry, it perfectly showcases the intricacies of decorative details, from entrances adorned with arch-style columns, orderly window frames, to the distinctive gable roof that is a hallmark of Georgian Design.
ART DECO: Simple Beauty with a Hint of European Progress
Art Deco is an art movement that broke away from traditional norms into a new decade of artistic civilization, moving beyond the confines of classicism (Classic) into the beginnings of modernism (Modernism), often incorporating geometric shapes into designs across all fields.

Art Decoratifs or Art Deco is a distinctive art style characterized by sharp lines and detailed shapes in geometric forms, with simple, curved lines and alternating gold and black colors harmoniously combined. The surfaces are kept simple, with building forms layered in a step-like arrangement, interspersed with intricate artistic patterns in decoration. The memorable identity of Art Deco lines can be seen in zigzag patterns, curved lines, or chevron shapes, as seen in world-renowned architecture like the Empire State Building (New York) or the National Basilica of the Sacred Heart (Brussels).
BERLIN: Modern Simplicity, the Charm of German Architecture
The BERLIN architectural style symbolizes the celebration of freedom and reconciliation in Germany following the fall of the Berlin Wall. The BERLIN style flourished from the 1990s, a time when architecture blossomed and was vibrant, blending old traditions with new ideas seamlessly, thus being referred to as Neotraditional architecture.

The hallmark of the BERLIN style is its presentation of sleek design lines, minimally decorated yet distinctly luxurious. The shapes of the buildings are systematically layered, maintaining simplicity with a monochrome color scheme. The buildings stand out with white surfaces contrasted by black trim (White House with Black Trim), giving the overall structure a strong and elegant appearance.
MODERN CLASSIC: Timeless Elegance that Does Not Diminish Over Time
Although the meanings of Modern and Classic seem to be entirely opposite, when combined, they create an intriguing reinterpretation. Traditional Classic architecture is often filled with grandeur, while Modern style reduces excess to retain simplicity. When combined, the Modern Classic style embodies contemporary simplicity while preserving elegance and luxury that transcends time.

The Modern Classic style has a clear identity in the shape of buildings, often featuring simple angular forms, well-placed light openings, and orderly building overlaps, eliminating unnecessary ornate patterns and replacing them with meticulous details, thus maintaining a timeless elegance.
