There was little time to speak, but Ming-Witkan Janthawimon, a key player at AP Thailand, raised interesting points about what home builders need to prepare for in this era and the future in his topic Unlock The Next Living Insights at the Creative Talk Conference CTC 2021.

TerraBkk has updated new trends from this event, and I would like to share some clean points that I believe will be beneficial for driving the real estate industry forward.

As people want to reduce the risk of infection, they are staying home more. However, being at home for long periods can lead to boredom, resulting in increased use of common areas. Yet, even when using shared spaces, privacy is still desired. Therefore, we need to design not just common areas but also ensure they connect people with the outside world, such as providing effective Wi-Fi coverage or consistent mobile charging points.

Three Key Elements in Housing Development Addressing Future Trends

1. Density: Consider the demand for mobility and population density. This is a challenge for real estate developers because even with the COVID crisis, land prices have not decreased. How can we still develop homes that consumers can afford and live in? Spaces need to be flexible, and we must look at providing complete solutions, not just focusing on one aspect.

2. Health: Housing must prioritize the health of its residents. For example, AP emphasizes the importance of air quality; homes need to have good ventilation to prevent the accumulation of germs. This includes creating distance, such as designing cocoons for privacy in common areas and having exercise spaces with barriers.

3. Technology: Nowadays, people feel unsafe without their mobile phones. Therefore, real estate must integrate technology into mobile platforms to provide the utmost convenience and safety for residents.

‘Who will fall behind the trend, it’s now or never’

Techniques for adapting for real estate developers today must involve maximizing the benefits of technology.

Utilize technology comprehensively in business solutions, from the design of housing to sales, after-sales service, and community management.

Use technology to understand customers as much as possible to develop housing that is affordable and of high quality.

Leverage big data to create advantages that meet the needs of multi-generational living.

Maintain high flexibility in finance, marketing plans, and sales because the situation is constantly changing.
