How Much is the 'Common Fee' for Living in Thonglor Condos?
Thonglor has become a hot location in recent years, with the image of condominiums in this area reflecting a luxurious urban lifestyle. Some projects incorporate Japanese charm as a key selling point to attract foreign residents, particularly Japanese individuals.
Naturally, the luxury of these condominiums is often accompanied by extensive facilities, such as onsen rooms, catering to the needs of Japanese customers. Therefore, it is not surprising that the 'common fee', which is the main fund for managing common areas, tends to be higher than in other locations.
TerraBKK Research found that the common fees for Thonglor condominiums cannot be found below 50 baht anymore. Condominiums launched in the past 3-4 years and currently on sale typically charge a starting common fee of around 75 baht per square meter or more.
This means that residents of a 1-bedroom unit sized 35 square meters would have to pay a common fee of approximately 75 x 35 = 2,625 baht per month, or 31,500 baht per year.
Meanwhile, how high can the common fees go? TerraBKK Research discovered that the highest common fee is 130 baht per square meter!!! This fee belongs to the AESTIQ Thonglor project by REAL ASSET DEVELOPMENT, which launched in 2018, with a starting price of 9.5 million baht. Residents of a unit starting at 33 square meters would need to pay a common fee of 130 x 33 x 12 = 51,480 baht per year.

In summary, if you are interested in condominiums in the Thonglor area, don't forget to calculate the expenses that will occur throughout your annual residency, such as the common fee, which averages around 75-130 baht per square meter per month.
