Past-Present-Future and the Elegance in the Heart of the Metropolis at Wireless-Ploenchit-Nai Lert
Past-Present-Future and the Elegance in the Heart of the Metropolis at Wireless-Ploenchit-Nai Lert
The civilization of the Ploenchit-Wireless area began approximately 107 years ago, around 1911, during a time when the economic center of Bangkok was still located in the Charoen Krung area. The Ploenchit-Wireless location was merely a dense forest with land priced at 8 satang per square wah. The pioneer of this land was Phaya Phakdinoraset (Lert Setthabut), or Nai Lert, which is the origin of the current Nai Lert alley name.

Although the land was pioneered by Nai Lert Setthabut, the outline of its luxurious character was already present. About 650 meters away was the Royal Sport Club, an association for equestrian sports and the first golf course established since 1901, which was popular among foreigners in Thailand at that time. This later became the Royal Bangkok Sports Club, a society for the elite in Siam, engaging in activities with both Thais and foreigners.
Later, in 1920, a royal decree was issued to construct Wireless Road, a road connecting Ploenchit Road and Rama IV Road, approximately 2.6 kilometers long. The construction of Wireless Road allowed Nai Lert to see opportunities for development on his land.
With the intention to develop Nai Lert's land, in 1922, part of the land was sold to the British Consulate in Thailand, which wanted to relocate from its original location in Charoen Krung (Bang Rak Post Office). This land transaction marked the true beginning of the development of the land according to Nai Lert's vision, as the area later became home to 22 embassies and consulates, establishing itself as a location for the elite.
In 1973, the Central Chidlom department store opened, becoming the highest-grossing store among other Central branches, reinforcing the area's high purchasing power and its ability to attract new development projects.
The intention to develop the land in Nai Lert's area was passed on to his daughter, Lady Leosak, around 1980, with the establishment of the Park Nai Lert Hotel, which later changed its name to Swissotel Park Nai Lert, a luxury hotel catering to both local and international guests.
Subsequently, various projects continued to develop in this area, with the most notable being in 2006 when the Central Group purchased 9 rai of land from the British Embassy for 950,000 baht per square wah, the highest price ever recorded, to develop the flagship shopping center Central Embassy, marking the highest investment per square meter by Central.
Following the deal between Central Group and the British Embassy, land prices in this area continued to break records for the highest land sales to develop flagship projects. Most recently, in 2017, a 25-rai land transaction occurred between Central Group and the British Embassy again, at a staggering price of 2,200,000 baht per square wah. This undoubtedly indicates that another extraordinary project will be developed, as the continuously rising prices and new developments in the area make the Ploenchit-Wireless location suitable for high-income individuals, maintaining its status as a location for the elite, just as in the past.

World Class Facilities at the Pinnacle of Bangkok
From the development data of the Ploenchit-Wireless area, it is evident that Ploenchit is one of the few locations in Bangkok that houses the best projects together. When compared to nearby areas with similar potential such as Siam, Rajadamri, Nana, or Asoke, which have similar development density, it is clear that Ploenchit offers a comprehensive environment for both work and living, while providing a more residential atmosphere, especially within the alleys close to the BTS station, such as Wireless Road and Nai Lert Alley, which currently hosts World Class Facilities that cater to a superior quality of life across three aspects: shopping centers, healthcare facilities, and office buildings.
Central Embassy
The largest shopping center, with a project area of 144,000 square meters and the highest investment per square meter of 18 billion baht from Central Group, featuring flagship stores of leading global brands, aiming to be a shopping destination not only at the national level but also comparable to international standards. Additionally, there is an expansion project on the land that won the bid from the British Embassy, covering 25 rai, valued at 18.9 billion baht, which is expected to become the largest new landmark in this area.
BDMS Wellness Clinic
An investment from Bangkok Dusit Medical Services (BDMS) on a 15-rai land that was previously the Park Nai Lert Hotel, with a project value of over 12.8 billion baht. The BDMS Wellness Clinic is a comprehensive health center, the largest health project in the city center from the Bangkok Hospital Group.
Park Ventures
An A-grade office building that has set the record for the highest office rental prices in Bangkok, with rental rates reaching 1,000-1,300 baht per square meter since 2013 (before Gaysorn Tower opened in 2018 at 1,000 baht per square meter). It is also an Ecoplex building that has received a GOLD level LEED certification (LEED is a standard for green buildings in the United States, focusing on sustainability, usability, and environmental protection).

From all that we have discussed, “Ploenchit-Wireless” is indeed a premium location. However, finding a large vacant land plot for condominium development is quite challenging, necessitating expansion into various alleys such as “Nai Lert Alley”, which is home to the wealthy and old aristocrats. This is further confirmed by the land price figures around the area, as every transaction tends to create new highs, as mentioned earlier, along with the growth of condominium prices upon resale (Cap Gain), which strongly affirms the growth of condominiums in this area. This is why “if you are looking for a Luxury condominium, why not choose a condominium in Nai Lert Alley?”
When we look back at the condominium buying and selling data in Nai Lert Alley from 5 years ago, we find that each year the prices of second-hand condominiums sold have grown approximately 5-10% per year, averaging about 7% per year, which is considered a very high rate compared to other locations.

And this is the reason why Nai Lert Alley is an attractive place to own a condominium, as not only are condominium prices soaring, but vacant land is also becoming scarce. This is one of the reasons why “Panjapol Property” recognizes the potential of the land in Nai Lert Alley, combined with the intention to develop a condominium focusing on three key aspects:
Quality - Safety - Innovatively, emphasizing practical usability. These three elements have been meticulously crafted into the Craft Ploenchit, a luxury condominium that pays attention to every detail, from the design by PALMER & TURNER, focusing on practical use of every square inch, to the careful selection of materials, ensuring that “Panjapol Property” delivers a truly valuable project to its special residents.
Modern / Luxury / Craft / Nature have been fused into the core of the Craft Ploenchit, a low-rise condominium with 8 floors located in Nai Lert Alley, about 190 meters from BTS Ploenchit, within walking distance, and approximately 450 meters from the expressway entrance. The project features an Automated Carpark, providing space for 2 cars per lift, totaling 100 square meters, and connects to a Double Height Ceiling Lobby with a total area of 340 square meters, designed to be modern, with parking available for up to 90% of the units, a large rooftop swimming pool, and a fitness room on the 8th floor, allowing you to maintain your health while enjoying a panoramic view of the Swiss Embassy. All of this is reserved for only 90 residents.

Combining Special Features for Important Residents at Craft Ploenchit
The Craft Ploenchit project is the first condominium project of “Panjapol Property”, which is not a newcomer, as Panjapol Property is a company in the Panjapol Fiber Container group, one of the largest paper manufacturers in Thailand. Panjapol Property is also a company that manages real estate business, starting from well-known office buildings such as United Center Silom and Esso Building Rama 4. Therefore, Craft Ploenchit is the first residential project that “Panjapol Property” intends to create a valuable condominium in terms of location and design, “because our customers' pride is our happiness.”
and it is the first time in the Thai real estate industry that “Panjapol Property” collaborates with “iStudio by Copperwired” to offer the highest special features for important residents by introducing Home Intelligence technology that works with Apple HomeKit in the Craft Ploenchit project, allowing you to access and control devices within the room through a Smart Device, making it easy to manage your room with voice commands via SIRI or control through your smartphone.
All HomeKit devices are now available for you to experience and visit at the Craft Ploenchit Sale Gallery.
When TerraBKK visited the Craft Ploenchit project, we felt the genuine intention of the developers, who are meticulous in every detail. The design considers the highest level of privacy for residents, especially in the four aspects where we feel the essence of “Craft” and want to share this experience with our readers.
Contoured Courtyard: Let Nature Embrace You from the Outside Chaos
Craft Ploenchit has arranged a central garden in the form of a terraced garden that makes residents feel as if they are surrounded by nature. Even though it is located in the bustling city center, once you enter the project, you will experience tranquility under the trees that the project has provided, giving a sense of nature and privacy to the residents.
Automated Carpark System: Quick to Use and Designed for Luxury Cars
Craft Ploenchit features an Automated Carpark system, which is common in high-end condominiums. However, at Craft Ploenchit, the Automated Carpark system is different because typical systems require a waiting time of 2-5 minutes, while here, they understand that every minute of your time is valuable, as the average waiting time for a car is only 90 seconds. There are also two lifts for delivering cars, making it much quicker and allowing for backup operations if one lift encounters issues.
Additionally, the Lobby for car reception is designed to feel like parking in a home, with 50 square meters per lift, comparable to a spacious one-bedroom unit. The floor-to-ceiling glass allows for a view of the garden outside, with walls and floors decorated with marble, and a car tray measuring 5.3x2.1 meters that can accommodate luxury cars comfortably.
Carefully Selected Materials and Thoughtful Design for True Living
Craft Ploenchit has selected high-quality, durable materials for use, including tiles from brands FLORIM and CAESAR imported from Italy, which is recognized as the leader in modern tile trends and technology worldwide. The use of Engineered Wood flooring in the bedrooms is more durable than laminate wood, and high-end sanitary ware from the German brand Villeroy & Boch is known for its design, durability, and high-end quality. The units are also equipped with appliances from SMEG and SIEMENS or equivalent, meeting Italian and German standards for safety and durability.
Moreover, the design is meticulously crafted for maximum comfort for residents, starting from the building's structure and the walls between units, which use two layers of lightweight bricks (Double Wall) to prevent outside noise from disturbing residents and help with heat insulation. The project has installed laminated soundproof balcony glass in two layers, which is superior in soundproofing and safety compared to other types of glass. Special units will feature full-height floor-to-ceiling windows to prevent dust from entering.

Exclusive Units with the Most Valuable Privileges in the Project
When talking about Craft Ploenchit, many people may think of the Duplex rooms designed to feel like living in a house. However, this project offers more than just one type; there are hidden units that many people may not know about, namely Type A2 and Type B1, which are located on the east side or adjacent to the expressway, with only 12 units available. TerraBKK highlights these two types due to their layout that helps avoid views of the expressway, along with special pricing compared to other units.

- A private garden that feels like home can be made into either an indoor or outdoor space.
Even being adjacent to the expressway is not a problem, as the project has utilized the area next to the expressway, approximately 6-11 square meters (depending on the room type), to create an artificial garden for you to relax as if you were at home, with full-height glass partitions that help block both sound and dust from the expressway. Therefore, when the full-height glass is closed, it feels like having an additional room, which can also be adapted into an indoor space.
- Not directly facing the expressway, and the expressway is not visible from inside the room.
The room design has been thoughtfully crafted to provide residents with the utmost privacy. You will not see the expressway from inside the room because there are balconies and artificial gardens in between, along with sight-blocking walls that ensure that no matter where you look from inside the room, the expressway is not visible, creating maximum privacy for residents.
- The most valuable option in the project.
The area of the artificial garden is priced at only half the normal rate, which, when calculated as the total price for the room, allows customers to acquire a more valuable room compared to other units in the project, along with a garden area that can be adapted for various uses. This can be considered a special two-fold benefit. For those who are not overly concerned about the expressway view, these two types of units are indeed a good option within the Craft Ploenchit project.
Craft Ploenchit is considered a luxury project that is beautiful in both design and carefully selected materials, as well as the elegance of a superior lifestyle. Here, “Craft Ploenchit” is a condominium that meets the needs of residents who want to live in the city center while still desiring privacy and tranquility from nature, allowing you to live in a condominium that feels like home amidst luxurious shopping centers and urban amenities.
