The area has a triangular shape, with the project Atmos Ladprao <\/strong><\/span>15<\/span> <\/strong>located in Ladprao 15 Alley, approximately 800 meters into the alley.

        In terms of land use in the beginning of Ladprao, according to the Bangkok Master Plan, it has a high potential for land use, especially in residential areas. I would like to discuss the land use that impacts development in three main types:

  • Orange (Medium-Density Residential, Y.7-4)<\/strong> is the predominant land use in the area, supporting low-rise residential and condominium developments.
  • Brown (High-Density Residential, Y.9-1)<\/strong> is located along Ladprao Road, representing high-potential land use that can accommodate large-scale developments such as shopping malls and high-rise condominiums. This is why we see high-rise condominiums lining Ladprao Road from the Ladprao Intersection to the Ladprao-Ratchadapisek Intersection, enhancing the vibrancy and density of activities in the area, making the beginning of Ladprao rich in amenities.
  • Red (Commercial, P.4-1)<\/strong> is located at the Ladprao Intersection, home to popular shopping centers like Central Plaza Ladprao and Union Mall. Additionally, there are office buildings, department stores, and other commercial establishments. This type of land use promotes a lifestyle and amenities hub in the Ladprao area.

        For building usage, the TerraBKK<\/span><\/strong> team gathered data from the 2D map of the Bangkok Urban Planning Department to further explore the activities in the area. It was found that most buildings are used for residential purposes (yellow)<\/span><\/strong>, especially within Ladprao Alley. Interestingly, along Phahonyothin Road, most buildings are red<\/strong><\/span>, indicating commercial use. Thus, we see large buildings lining Phahonyothin Road, while along Ratchadapisek Road, most buildings are used for government institutions<\/strong><\/span>, which include courts and various government offices, making the Ratchadapisek side less bustling compared to Ladprao and Phahonyothin Roads.

Exploring the Character of the 3 Sides of the Beginning of Ladprao<\/strong><\/span><\/p>

        After seeing the overall land use and building usage, it is clear that each side of the area has different activities. We will explore the character of each side of the three roads:

Phahonyothin Road Side: Commercial and Office Hub<\/strong><\/span>

        Although the land use according to the Bangkok Master Plan is orange, Y.7-4, like within Ladprao Alley, the Phahonyothin Road area features taller buildings with more intense usage than the Ladprao side, including shopping centers and rental office buildings. Starting from near the Ladprao Intersection, there are two major shopping centers: Central Plaza Ladprao<\/strong><\/span> and Union Mall<\/strong><\/span>, covering approximately 226,000 square meters. Additionally, there are rental office buildings totaling about 83,000 square meters, including Rasa Tower, Viwatchai Building<\/span><\/strong> and Chang Building<\/strong><\/span>. Nearby, there are also large employment centers like SCB Park and PTT Energy Complex.

          Besides the large buildings with high activity, both sides of Phahonyothin Road are densely packed with commercial buildings, including restaurants, photo shops, and various services, making the economic vibrancy of the beginning of Ladprao on the Phahonyothin side particularly lively.

          Additionally, the Green Line Extension from Mo Chit to Saphan Mai<\/strong><\/span> is currently under construction. The Green Line runs directly into the CBD and lifestyle centers in the city center, facilitating easier access for Ladprao residents. It is expected to open in mid-2020, and the arrival of this Green Line will further enhance the Ladprao area along Phahonyothin Road. From the Atmos Ladprao 15<\/span><\/strong>, residents can connect to the Green Line at Phahonyothin 24 Station.

Ladprao Road Side: Shopping and Dining District Reflecting the Identity of Ladprao Residents<\/strong><\/span>

        The beginning of Ladprao is rich with numerous restaurants that serve as a large kitchen for the residents. Although most buildings are used for residential purposes (yellow), the area is far from barren. Both sides of Ladprao Road, from the Ladprao Intersection to the Ladprao-Ratchadapisek Intersection, are lined with various restaurants and hangout spots, fully catering to the residents' needs. Examples include rice curry shops, Isaan restaurants, noodle shops, Japanese restaurants, shabu shops, northern food restaurants, burger joints, pizza places, coffee shops, and popular pubs and restaurants, all bustling with both Ladprao locals and nearby residents. Additionally, there are establishments catering to activities for all ages, reflecting the diverse lifestyles of Ladprao residents, from board game shops to bicycle stores and record shops, showcasing a clear identity of the residents who lead simple yet distinct lives.

          In terms of public transport, the Ladprao Road side also features the Blue Line MRT<\/strong> or <\/strong>MRT<\/strong><\/span>, which is the first subway line in Thailand, running directly into both the New CBD and the traditional CBD in a short time. Within the Ladprao station, there is also Gourmet Market<\/strong><\/span>, the first supermarket in a subway station in Bangkok, providing convenience for Ladprao residents using the subway. It is well-known that the products in Gourmet Market are more diverse and premium than those in regular supermarkets, reflecting the demand and purchasing power of Ladprao residents.

Ratchadapisek Road Side: Government Office and Showroom District<\/strong><\/span>

        From the Bangkok Master Plan and building usage, it is clear that activities in the Ladprao area along Ratchadapisek Road are not as diverse as those on Phahonyothin and Ladprao Roads, as it is home to various government institutions, such as the North Bangkok District Court, the 7th Regional Appeal Court, the Appeal Court, the Civil Court, the Criminal Court, the Special Prosecutor's Office, the Office of the Attorney General, the Ministry of Commerce's Joint Service Center, the Department of International Trade Promotion, the Export Training Department, the Office of the Insurance Commission, and Chandrakasem Rajabhat University. There is only one rental office building, WIN WIN Tower, with an area of approximately 5,500 square meters. Other establishments include car showrooms, gas stations, and various shops.

          However, in the future, this area along Ratchadapisek will be enhanced by the Yellow Line MRT from Ladprao to Samrong, which is currently in discussions regarding its connection to the Green Line at Ratchayothin Station. Public feedback is currently being sought, and it will connect the Yellow Line to the Green Line at the Criminal Court Station.

          Anyone who has visited knows that the atmosphere in the beginning of Ladprao is not as crowded and chaotic as in the end of Ladprao, as the Blue Line MRT serves as the main public transport system, allowing most people to travel by subway. Additionally, the area is bustling with restaurants and hangout spots, especially in the evenings, where people of all ages come out to enjoy life in the area. On Friday nights, the atmosphere along Ladprao Road is particularly lively, as office workers gather to socialize, making it so that there is hardly a restaurant along Ladprao Road without customers.

          However, if you venture into Ladprao Alley, especially Ladprao 15 Alley, the atmosphere changes to a calm one, with less traffic, creating a true residential community.
