Did you know that Bangkok's development is currently expanding into the surrounding suburban areas? Traveling in and out of the city is becoming more convenient due to the construction of roads and various electric train connections. For the northern side of Bangkok, the Rangsit area seems to be the most promising. Today, TerraBKK would like to guide you on a tour of the location “Tiwanon-Rangsit”. This is not just about the current development of the area, but also about the government investment projects that will make “Tiwanon-Rangsit” a key area for accommodating growth from Bangkok. Here are the details.

Current Development in the Tiwanon-Rangsit Area

“Tiwanon-Rangsit” is a location connecting to northern Bangkok, and its development can be considered the center of Pathum Thani province, as it is located in “Mueang Pathum Thani District”. The area is well-equipped with various public utilities. If you observe the land use plan from the Pathum Thani provincial master plan of 2015, you will see that this area is predominantly community land, with some industrial and warehouse land, making it an important job hub.

The community nature of the area means it is equipped with essential amenities for daily life, which can be categorized into three main groups: commercial areas, educational institutions, and hospitals. Here are the details:

Commercial Areas in the Tiwanon-Rangsit location can be divided into four major groups. On the western side, there is the Pathumwilai Intersection - Thetsabumrung Road, which hosts various government agencies along the Chao Phraya River, fresh markets, and hypermarkets like Tesco Lotus and Big C Supercenter. On the eastern side, the Phaholyothin-Rangsit Intersection is a significant shopping area, including Future Park Rangsit, Big C Rangsit, HomePro Rangsit, Tesco Lotus Rangsit, and Rangsit Market. In the central area along Tiwanon Road, you will find two main groups: Srisaman-Tiwanon Intersection, which is a shopping area with Robinson Srisaman, Mint Village Tiwanon, Ruam Sap Market, and Duang Kaew Plaza, and Pu Pho-Tiwanon Road, which is a government job area, Bangkadi Industrial Park, and shopping spots like Taen Phet Pathum Market, Poon Sap Market, and Lotus Express. In the future, a new community mall called “The Nine Center Tiwanon” is expected to start construction at the end of 2018 on a 22-rai plot. If you travel along Tiwanon Road towards Pak Kret, you will also find one of the largest and most modern exhibition and conference centers in the country, IMPACT Muang Thong Thani, covering over 140,000 square meters.

Educational Institutions in the Tiwanon-Rangsit area are surrounded by well-known public and private schools. For universities, there are institutions like Sirindhorn International Institute of Technology (SIIT), Thammasat University Rangsit Campus, Bangkok University Rangsit Campus, Rangsit University, and Pathum Thani University. For schools, there are institutions like Horwang Nonthaburi School, Saint Joseph Muang Ake School, Sain Panya Rangsit School, and Phra Harithai Convent School Nonthaburi. This makes it an ideal location for families looking for new residences with children in school.

Hospitals in the Tiwanon-Rangsit area are typically located along main roads and are all large hospitals with over 100 beds. On the western side, there is Pathum Thani Hospital at the Pathumwilai Intersection and Krung Siam Saint Carlos Hospital on Tiwanon Road. On the eastern side, hospitals are usually found at the Phaholyothin-Rangsit Intersection, such as Pathumvej Hospital, Paolo Rangsit Hospital, and Rangsit Medical Hospital on Phaholyothin Road.

Tiwanon-Rangsit Will Become a Key Area for Growth from Bangkok

Important trends indicate that Tiwanon-Rangsit will become a key area for accommodating growth from Bangkok, particularly due to government investment projects in infrastructure transportation, including electric train routes and ongoing road construction. Additionally, the area's development will further increase with future high-speed rail projects. Here are the details:

Construction of the connecting road from Ratchaphruek Road to Kanchanaphisek Road (North-South route) spans over 16.9 kilometers, connecting from Highway 345 north to Highway 346 over a distance of 12.3 kilometers, and CD Road for traffic distribution from Kanchanaphisek Road to Phraifa Intersection over 2.4 kilometers. As of April 2018, the overall progress is over 70%, and completion is expected by the end of this year.

Red Line Suburban Railway (Bang Sue-Rangsit) is an elevated station running along Phaholyothin Road with 8 stations (Bang Sue Central Station - Rangsit Station) covering a distance of over 26.3 kilometers, capable of accommodating a passenger volume of no less than 300,000 people per day. As of March 2018, the latest progress is at 97.16%. Future stations to be constructed include Samian Nari Temple Station and Lak Hok Station, with plans to extend the route to Thammasat University Rangsit Campus.

In addition to the two transportation projects mentioned above, this area is also close to the route of the High-Speed Rail Project from Bangkok to Nakhon Ratchasima, specifically Phase 4, which connects from Bang Sue to Don Mueang, Nuan Khon, Ban Pho, Phra Kaew, Saraburi, Kaeng Khoi, and Chiang Rak Noi, covering a distance of 119 kilometers. As of early 2018, construction of Phase 1 (Klang Dong-Pang Asoke) over 3.5 kilometers has been completed, while Phase 2 (Pak Chong-Klong Khanan Chit) and Phase 3 (Kaeng Khoi District, Saraburi-Nakhon Ratchasima) are in the process of finalizing detailed designs. This project is expected to be completed in the next three years (2021).

The Work Tiwanon-Rangsit Project and Venue Tiwanon-Rangsit Project are located in a potential area near the future project “The Nine Center Tiwanon,” a large community mall adjacent to Tiwanon Road. In terms of transportation, it is indeed very convenient, as it is close to the Si Rat Expressway (Srisaman and Bang Poon toll booths) and connected to main roads facilitating easy access in and out of the city, such as Tiwanon Road, Rangsit-Pathum Thani Road, and Phaholyothin Road. Furthermore, residents can also travel via the Red Line electric train (Rangsit Station). The area is surrounded by amenities such as shopping centers, educational institutions, hospitals, and other facilities like Don Mueang Airport.

Finally, if anyone is looking for a “home” and “townhome” that meets the lifestyle needs in the Tiwanon-Rangsit area, I believe one of the answers is “Work Tiwanon-Rangsit Project”, a Modern Loft style townhome that you can easily own starting at 1.99 million baht, and “Venue Tiwanon-Rangsit Project”, an Organic Living concept home that allows you to live under the shade of nature in a warm community, priced from 3.99 to 8 million baht.
