Investing in rental office real estate continues to be a strong trend, with rental prices increasing every year, especially for Grade A offices in the CBD area. But what are the actual rental prices for offices in different locations? Which areas have the highest rental costs? TerraBKK has the answers.

According to data from TerraBKK, in 2017, Bangkok had a rental office supply of 7.39 million sq.m., an increase of approximately 287,000 sq.m. from 2016, with the highest rental price reaching 1,500 THB/sq.m., which is the newly opened Gaysorn Tower.

When analyzing the locations by CBD and NON-CBD, it was found that rental offices in the CBD are densely clustered around the Interchange of the BTS lines: the dark green-light green, light green-blue, and blue-dark green lines. Popular office locations include Sathorn with a share of 14% and Ratchadamri-Ploenchit with a share of 10%. In NON-CBD areas, the new CBD, such as Ratchada-Rama 9, has a rental office share of 10%.

 

Looking at the clustering of rental offices by rental price levels, it was found that the highest rental prices, ranging from 1,200-1,500 THB/sq.m., are mostly located near the green BTS line (Sukhumvit). The next tier, with prices between 500-1,000 THB/sq.m., is found along the main BTS lines: dark green (Silom), light green (Sukhumvit), and blue. The lowest price tier, at 200-600 THB/sq.m., is in areas not adjacent to the BTS but close to major roads in Bangkok.

Ranking of the Top 5 Most Expensive Office Rental Locations

            Comparing the highest rental prices across different locations, the area with the highest average office rental price is Ratchadamri-Ploenchit, with an average of 756 THB/sq.m. This area is adjacent to the light green BTS line (Sukhumvit) and surrounded by top-tier shopping centers. Following this is Asoke, which is the interchange of the light green and blue BTS lines, with an average rental price of 674 THB/sq.m. Next is Sukhumvit with an average of 666 THB/sq.m., followed by Sathorn and Silom in order - เทอร์ร่า บีเคเค
