Lumpini Selected Sutthisan – Saphan Khwai: A Condo Ready to Offer the Best for City Dwellers
When discussing the location in the area of “Sutthisan – Saphan Khwai”, many people envision an old community area in the midsection of Bangkok. This is a traditional trading area that blends shops, restaurants, fresh markets, and residential spaces such as hotels and houses, all with a classic charm and a relatively dense population.
However, in the past decade, the area of “Sutthisan – Saphan Khwai” has undergone significant changes and has become a prime location that real estate developers are keen to invest in for condominiums, showing a continuous growth trend. Although condominiums in this area may not be booming like in other locations, the potential of the area is considered good due to its proximity to the business district, with ample amenities and convenient transportation close to the BTS Saphan Khwai Station and MRT Sutthisan Station. This area provides easy access to major roads such as Phaholyothin Road and Ratchadapisek Road, as well as Rama 6 and the Si Rat Expressway, and connects to Vibhavadi Rangsit Road and Rama 9.

Currently, many real estate developers are intensively pushing into the market in the “Sutthisan – Saphan Khwai” area. Projects that have already launched have received overwhelming interest, leading us to explore the new condominium project that is set to launch soon: Lumpini Selected Sutthisan – Saphan Khwai, a new project from LPN, located at Soi Inthamara 4, Sutthisan Winitchai Road (opposite Inthamara Soi 7), between Saphan Khwai Intersection and Sutthisan Intersection. This project continues the concept of selecting a good location near two BTS stations: Saphan Khwai and Ari, using quality materials and featuring newly designed rooms with walk-in closets, expanded studio spaces, and excellent amenities for residents.
In 2006, LPN launched two condominium projects in nearby locations at a price of 30,000 THB per square meter, but the current price has increased by up to three times. Thus, the Lumpini Selected Sutthisan – Saphan Khwai project was created to build upon this success and foster a good community for residents.
The Lumpini Selected Sutthisan – Saphan Khwai project is a high-rise condominium with 28 floors and 389 units on a land area of 1-3-55 rai, designed under the concept “My way My life”, decorated in a modern style with a focus on gray tones. The building is designed in a tiered manner, reducing the number of units per floor on higher levels, enhancing privacy and offering residents a view from above.
The project is located on Sutthisan Road, directly opposite Soi Inthamara 7, approximately 1.1 km from BTS Saphan Khwai, 1.6 km from BTS Ari, and about 2.5 km from MRT Sutthisan. Sutthisan Winitchai Road is an important road in this area as it connects to several major roads, making it a popular shortcut for locals, resulting in heavy traffic throughout the day.
- Phaholyothin Road provides easy access to the city, both towards Chatuchak and the Victory Monument.
- Vibhavadi Rangsit Road is a main road with large office buildings and the airport.
- Ratchadapisek Road at the Ratchada-Sutthisan intersection features office buildings and restaurants.
- Lat Phrao Road allows easy access to Bang Kapi or the Ramintra Expressway.
Public transportation is also convenient, as this road has buses, taxis, and motorcycle taxi services near the project, making it easy to reach BTS Saphan Khwai or MRT Sutthisan.
Moving on to the amenities around the area, as mentioned earlier, this area still retains its old community character, so most of the buildings along the streets are two-story shophouses with shops and restaurants lining the way. Importantly, near the project, there is a 7-11 convenience store across the street, followed by several restaurants and noodle shops, creating a lively atmosphere.

After exploring the surroundings and amenities of the project, we will now visit the sample rooms. The Lumpini Selected Sutthisan – Saphan Khwai project will have three sample rooms: a Studio of 25.00 sq.m., a 1 Bedroom of 31.00, and 31.50 sq.m.

*The delivered sample rooms may have some details changed as appropriate.
For the first room, the Studio 25.00 sq.m. As mentioned earlier, LPN has redesigned the room layout. Previously, the Studio had a sliding glass door separating the interior, which limited usable space. However, in the Lumpini Selected Sutthisan – Saphan Khwai project, the Studio will not have a sliding glass door, allowing for a more open and spacious feel, maximizing the use of space. The design employs an interlock principle in the bathroom area to enhance the walkway and usable space within the room.
Inside the room, to the left of the door is a built-in cabinet for storage, adjacent to the bathroom, which includes fixtures and separates the wet and dry areas with a sliding glass door. The usable space is limited, while the right side features the kitchen area, which consists of built-in cabinets, a sink, and space for a medium-sized refrigerator on the left, next to the TV shelf.
Next is the TV shelf, which in the sample room is built-in, with the TV mounted on the wall, creating space for reading on the side and additional storage below.
Opposite is a fairly large wardrobe, with space for additional items and a shoe rack below.
The sleeping area is suitable for a 5-foot bed, and the room feels airy due to the light coming from the window and the large sliding glass door beside the bed.
In this room layout, the living area has limitations, requiring the sofa to be placed by the window. If the sofa is not in use, it can be converted into a workspace by the window. The balcony area can accommodate a washing machine and has enough space for laundry or drying clothes.

Next, the sample room for 1 Bedroom 31.00 and 31.50 sq.m. has a similar layout, differing only in usable space and arrangement. This room type has been newly designed to include a walk-in closet with hanging space, as shown in the sample room. The layout for the 1 Bedroom of 31.00 sq.m. and 31.50 sq.m. starts with an open kitchen area on the left side of the entrance, featuring an L-shaped kitchen set in the corner, with built-in cabinets for drawers and storage under the sink, along with a space for a microwave. However, there is no electric stove provided; residents can purchase their own. The right side has enough space for a medium-sized refrigerator.
Opposite is the bathroom area, which is functionally separated into wet and dry areas with a glass partition. The bathroom space is relatively compact.
Adjacent to the kitchen is a dressing room separated by frosted glass, with double-opening doors, clearly defined. It includes hanging space and various wardrobes as shown in the sample room, suitable for those who enjoy dressing up.
Moving into the bedroom and living area, which share the space, this area is separated by a two-panel sliding glass door, keeping the kitchen area distinct from the bedroom, preventing food odors from entering.
The layout is quite open, similar to the Studio, with the living and sleeping areas combined. The bed can accommodate a 5-6 foot size, and next to the bed, a two-seat sofa can be arranged. In the sample room, this area is designed as a dressing space, so the built-in furniture is suitable for those who enjoy decorating their own rooms. At the foot of the bed, the sample room features a TV shelf and a built-in desk, maximizing usable space.
On the other side of the bed, the window area can be set up as a reading nook (as shown in the sample room) or a small dining table for two facing the outside view, as seen in the 31.50 sq.m. sample room.
Next is the balcony area, which is adequately wide to accommodate a washing machine, laundry, and storage space as needed.
