Wongsawang: An Alternative Residential Area Near the MRT
Who says the Purple Line will over supply? After the connection between the Blue Line and the Purple Line at Tao Poon station, the number of passengers using the Purple Line increased by over 50%. This confirms that there are indeed many users of the Purple Line. One reason for the initial low usage was the lack of connectivity between stations. With the connection now established, the overall picture of condominiums along the Purple Line has become more vibrant this year.
A Complete Residential Area
Being a “residential district” means having all the essential factors for living, including commercial centers, educational institutions, hospitals, comprehensive road networks, and public transportation. The Wongsawang-Tao Poon area has all these important factors.

In terms of transportation, residents can use public transport or the Purple Line, which has seen a 50% increase in passengers since the connection at Tao Poon station. For those using private cars, it takes no more than 10 minutes to reach the Si Rat Expressway and the Si Rat-Outer Ring Expressway.

Nearby amenities include shopping malls such as Big C Wongsawang, Tesco Lotus Prachachuen, Central Plaza Ladprao, The Mall Ngamwongwan, and Major Ratchayothin. Additionally, there are hospitals like Kasemrad Prachachuen, Leelawadee Hospital, Bang Po Hospital, Nonthavej Hospital, and Vibhavadi Hospital within service distance.
Close Connection to “Bang Sue Grand Station”
The Wongsawang-Tao Poon area is at the beginning of the Purple Line, making it a short distance to connect to the largest rail mass transit station in Thailand in the future, which is “Bang Sue Grand Station”. This significantly enhances the travel potential of these early Purple Line areas, as Bang Sue Grand Station will serve as a hub for high-speed trains, suburban trains, airport rail links, and long-distance trains.

In addition to being a transportation hub, there are also land development plans around the station, divided into 5 zones:
- Zone A: Smart Business Complex - Located adjacent to Bang Sue Grand Station to the south, covering approximately 35 rai, designated for commercial development in the form of retail shops, restaurants, beverage outlets, and logistics service businesses, as well as hotels supporting travel activities.
- Zone B: ASEAN Commercial and Business Hub - Covering approximately 78 rai, developed as a commercial area for wholesale and retail, building upon the Chatuchak market, along with modern office buildings, hotels for business travelers, exhibition halls, and conference centers.
- Zone C: Smart Healthy and Vibrant - Covering approximately 105 rai, currently home to the Transport Company Limited (Bus Terminal), this area will be developed into residential spaces adjacent to recreational areas and workplaces.
- Zone D: World Renowned Garden Interchange Plaza - Covering approximately 80 rai, developed as a transportation hub for Phahonyothin and connecting walkways for transport systems.
- Railway Industrial Estate Km. 11 - Covering approximately 279 rai, the development will include office buildings, international conference and exhibition centers, international hospitals, residential areas by the park, and housing for railway staff.
All five zones total over 2,235 rai, and once developed, they could create a new city that serves as a business hub for the region.

Condominiums in the Wongsawang Area
For Wongsawang station, there are three condominium projects that are “close” to the MRT station. These include The Parkland Ratchada-Wongsawang, which is sold out, while Aspire Ratchada-Wongsawang and THE LINE Wongsawang are still available and will be the first projects launched this year, making them noteworthy.

New Condos Price Up Over 10% Annually
Even though the prices are low, don’t be complacent, as new projects are expected to increase prices by up to 10% each year! According to TerraBKK Research, this is based on projects located within 200 meters of the MRT Tao Poon-Bang Son-Wongsawang. This shows that even though the Purple Line was once considered over-supplied, this does not apply to the early section of the Purple Line that connects to Bang Sue in just a few minutes.

Condos Under 3 Million Near the MRT Can Be Found Here
Many people are scratching their heads over the challenge of finding a condo under 3 million that is also near the MRT. If you remember, the Purple Line, which many people used to avoid, has now become an important line for people in Nonthaburi since the connection between Tao Poon and Bang Sue. For those looking for a condo under 3 million near the MRT, the condos along the Purple Line are a great option. However, it’s best to focus on the early section of the Purple Line between Tao Poon and Wongsawang, as this area is highly sought after by major developers launching projects. These condominiums are priced affordably, offer convenient access to the city, and provide a peaceful suburban atmosphere. The “Tao Poon-Wongsawang” area is an interesting option for those with a limited budget who still want convenient travel options. TerraBKK Research has compared the prices of condominiums at the Tao Poon-Bang Son-Wongsawang stations to see how the prices and travel costs differ.
TerraBKK Research surveyed the prices of condominiums (that are still available for sale) and compared them with MRT fares, setting the destination as MRT Sukhumvit station. It was found that traveling one station further increases the cost by 132 baht per month (based on 22 working days). Although “Wongsawang Station” has the highest travel costs, remember that the prices of condominiums are nearly 15% cheaper than those at Tao Poon and Bang Son. Viewed this way, condos near “Wongsawang Station” are worth purchasing for those with a limited budget who want a location close to the MRT with convenient access to the city.

Today, we may view the Purple Line as a suburban line that feels distant, but for anyone looking for a condo near the MRT priced under 3 million, “Tao Poon-Bang Son-Wongsawang” is an interesting option, especially for young people whose families are based in Nonthaburi and want to separate or find a condo near the MRT for easy access to the city. The Purple Line indeed meets the needs of this group, allowing them to find a condo not too far from their original home while being close to a station that provides convenient travel options.
