The Tree Ladprao 15: Affordable Condos Near MRT Ladprao
One of the most active condominium launch locations in 2017 was Ladprao, particularly the early part of Ladprao (from the Ladprao Intersection to the Ladprao-Ratchadapisek Intersection). This area is a popular residential location because moving beyond the Ladprao-Ratchadapisek Intersection often leads to frustration due to the notorious traffic congestion on Ladprao Road.
Recently, after rebranding, Pruksa Real Estate launched a low-rise condominium project in Ladprao 15 under the brand The Tree named “The Tree Ladprao 15”. The starting price is very attractive for investors at 1.49 million THB* with monthly payments starting at just 1,999 THB. This land has already passed the EIA and is expected to be completed by May 2019. The TerraBKK team also visited the site to see where the project is located and what it has to offer, along with images of the sample room from the Sale Gallery.

Project Location: The Tree Ladprao 15
The project The Tree Ladprao 15 is located in the heart of Soi Ladprao 15, about 900 meters into the soi. The environment within the soi is a community of single-family homes belonging to relatively affluent residents (as all the houses are quite large). The atmosphere is quite peaceful, making it a fully residential community. However, if anyone wants to visit the sample room, the Sale Gallery is located at the entrance of Soi Ladprao 5, next to the Ideo Ladprao 5 project and near the Japanese restaurant Jirafu Sushi. The atmosphere during the TerraBKK team's visit was quite lively.

Overview of Transportation via Public Transit and Private Vehicles
The project The Tree Ladprao 15, although located within a soi, can be accessed through multiple routes. From the project location, residents can use the soi to connect to three main roads: Ladprao Road at Soi Ladprao 15, Phaholyothin Road via Soi Ladprao 24, and Ratchadapisek Road using the soi beside the Criminal Court. However, the TerraBKK team does not recommend using a car through this route due to the narrow width of the soi.
For public transportation, once the construction of the green and yellow subway lines is completed, The Tree Ladprao 15 will be surrounded by three subway lines: the Blue Line or MRT at the Ladprao station on Ladprao Road, the Green Line extension from Mo Chit to Saphan Mai to Kukot, which is currently under construction and expected to be completed and operational by mid-2020. From the project location, residents can connect to the Green Line at Phaholyothin 24 station.
Additionally, the Yellow Line from Ladprao to Samrong is currently discussing the connection of the station with the Green Line at Ratchayothin station, which is currently open for public feedback. If the connection is established, it will link to the Yellow Line at the Criminal Court station.

Overview of the Early Ladprao Area
The early Ladprao area is vibrant both day and night, with a full range of amenities, making it a rich location in terms of population diversity, real estate, commerce, and transportation. It serves as a center of development in upper Bangkok.
Nearby shopping centers include Central Plaza Ladprao and Union Mall. Additionally, there are hypermarkets catering to urban shoppers, including Tesco Lotus Ladprao and Big C Extra Ladprao. Both hypermarkets can be accessed via the soi, and it wouldn’t be inaccurate to say that there are department stores located at the mouth of the soi. Recently, the MRT Ladprao station also opened a Gourmet Market, further enhancing convenience for Ladprao residents.
Furthermore, it is close to other important places such as Chatuchak Park, the Railway Park, St. John's School, Horwang School, the Criminal Court, the head office of Siam Commercial Bank (SCB Park), and Kasetsart University.
The Early Ladprao Area Provides More Job Access Than Expected
Another interesting aspect of the early Ladprao area is that it has a variety of office buildings for rent scattered throughout the area. The TerraBKK team surveyed a 2 km radius around The Tree Ladprao 15 project and found approximately 350,000 square meters of office space available for rent, with an average rental price of 500 THB per square meter. Recently, a new mixed-use project named Ladprao Hills has been planned at the Ladprao Intersection, near the exit of the Phaholyothin subway station, which will include retail space, office rentals, and a hotel. This will increase the total supply of rental offices in the early Ladprao area to nearly 380,000 square meters, accommodating around 22,000 personnel.
In addition to the job sources within a 2 km radius of the project, the early Ladprao area also provides convenient access to major employment centers in Bangkok, as both the Blue and Green subway lines directly connect to important districts such as Ari, Siam, Ratchada, Rama 9, Asoke, Sukhumvit, and Silom.

Let's take a look at the atmosphere around the location of The Tree Ladprao 15. Starting from the main route used to access the project, which is Soi Ladprao 15, it is a two-lane road approximately 6 meters wide with no cars parked along the road, allowing two vehicles to pass comfortably. Inside Soi Ladprao 15, there is a community of single-family homes that offers a sense of privacy, ideal for those who appreciate solitude and seek a true retreat.
The project The Tree Ladprao 15 is designed to face south, horizontally aligned with the land plot. The front of the project features single-family homes approximately 3-4 stories high. To the right of the project are single-family homes, and you can see a 7-story condominium building (G-1) behind it. To the left of the project, which is adjacent to the swimming pool, there are single-family homes and The Peace condominium, also 7 stories high. Behind the project are single-family homes that are 1-2 stories high.

Details of the project The Tree Ladprao 15 include an 8-story low-rise condominium with 214 units on a 1-2-92 rai plot, featuring the concept “Life is not one-dimensional... Calm, Fun, and Freedom to Choose”, which integrates urban living with personal tranquility.
“From vibrant colors to serene privacy
From hustle and bustle to lush green gardens
From simplicity to design that reflects taste
Aesthetic living from contemporary neoclassical architecture
To designs that integrate with modern lifestyles, allowing you to choose how to live”
As seen from the project concept, the building is designed simply yet luxuriously, using marble materials and focusing on soothing colors like white, gray, and brown. The surrounding area will feature trees to create a cool atmosphere and separate the project to enhance privacy from the outside.
The master plan for this project on the first floor is divided into the Main Building and Club House Building. Inside the building, there are two elevators, allowing each floor to have a hallway that connects from the front of the building to the various rooms.
Now, let's take a look at the amenities in this project.

Next, let's look at the room types in the project The Tree Ladprao 15, which will feature 1-bedroom units in four sizes.
Superior: 22.30 - 23.35 sq.m.
Deluxe: 24.35 sq.m.
Premier: 25.90 - 27.25 sq.m.
Suite: 29.30 - 30.30 sq.m.

In the Superior room, sized 22.30 - 23.35 sq.m., upon entering, you will find the living room adjacent to the bedroom. The kitchen, bathroom (with wet/dry separation), and balcony are separated by sliding glass doors to prevent odors from entering the bedroom.
For the Deluxe room, sized 24.35 sq.m., the layout is similar to the Superior room, but the difference lies in the installation of sliding glass doors that clearly separate the living room from the bedroom, enhancing privacy.
The Premier room, sized 25.90-27.25 sq.m., features a layout where the living room is adjacent to the kitchen, separated by sliding glass doors, and leads out to the balcony. The bathroom is opposite, and the bedroom has a clearly defined door.
Lastly, the Suite room, sized 29.30-30.30 sq.m., has a similar layout to the Premier room but offers a larger living area for more utility or decoration options.
