The area along the Chao Phraya River is a highly sought-after location for many, whether for living or investment, stretching from the heart of Bangkok to Nonthaburi. One particularly interesting riverside location is Phra Nakhlao, where the The Politan Aqua condominium stands. This 61-story high-rise is located right by the river and starts at just over a million baht. Additionally, several government infrastructure development projects are underway, making The Politan Aqua the only high-rise condominium that serves as a HUB for transportation “Cars-Boat-Trains”.

Convenient Access by Multiple Roads

The Politan Aqua is located on Sanambinna Road, providing access to leading shopping centers like Central Plaza Rattanathibet and The Mall Ngamwongwan via Rattanathibet Road, the main road of Nonthaburi. Recently, government projects have been initiated to enhance transportation convenience.

The first project, conceptualized by the Office of Transport and Traffic Policy and Planning (OTP), involves a Feasibility Study for Economic, Engineering, and Environmental Aspects of the Riverside Road, with Phra Nakhlao included in the development plan. This includes upgrading the Phra Nakhlao Bridge to accommodate bicycle lanes and connect to the Purple Line electric train at Phra Nakhlao Station.

The next project, in collaboration with the Expressway Authority of Thailand (EXAT) and the Department of Highways (DOH), aims to construct the North Expressway N2, N3 Phase 3, which will improve connectivity between the western and eastern sides of Bangkok, from the outer western ring along Rattanathibet Road and Kaset-Nawamin Road to the Bangkok-Chonburi Motorway.

Another project by the Department of Rural Roads is studying a new network, which includes the Bridge Across the Chao Phraya River near Sanambinna Road, connecting the western Kanchanaphisek Road to Vibhavadi Rangsit Road, covering a total distance of 19 kilometers.

New Pier Supporting the Commute Hub

Phra Nakhlao Pier is another pier included in the development plan to enhance connectivity between Cars-Boat-Trains. The Mass Rapid Transit Authority of Thailand (MRTA) has opened bidding for the Phra Nakhlao Pier project with a budget of 90 million baht. This project includes not only the pier but also a Park & Ride building at the Nonthaburi intersection, a 10-story building accommodating up to 1,100 cars with a budget of 160 million baht, along with a passenger terminal and connecting walkway to facilitate electric train users, with a budget of 99 million baht.

Transforming Nonthaburi with Rail Systems

The Purple Line officially opened on August 6, 2016, running from Bang Phai to Tao Poon, and seamlessly connected to the Blue Line at Bang Sue Station on August 11, 2017. Before the connection at Bang Sue Station, the Purple Line had an average daily ridership of about 30,000 trips. After the connection, ridership increased to over 50,000 trips, demonstrating improved travel efficiency from Nonthaburi to Bangkok.

New City from Bang Sue Grand Station

The development plan for Bang Sue Grand Station, a mega project worth 63 billion baht on over 2,235 rai, aims to create a New Town with intensive land use. The development is divided into five zones: Zone A: Smart Business Complex, Zone B: ASEAN Commercial and Business Hub, Zone C: Smart Healthy and Vibrant, Zone D: World Renowned Garden Interchange Plaza, and the Railway Industrial Estate at Km 11. The primary land use will include commercial shopping centers, hotels, exhibition halls, international conference centers, auditoriums, international hospitals, office buildings, residential areas, and accommodations for railway staff.

In addition to the high-intensity land use for commerce and job creation, the area is designed based on the principles of TOD (Transit Oriented Development), similar to many leading countries worldwide, to maximize land use efficiency. This will likely result in a significant increase in the population engaging in activities at Bang Sue Grand Station, consequently affecting the demand for housing.

Besides the New Town around Bang Sue Grand Station, there are existing job opportunities from Tao Poon to Vibhavadi, where several leading office buildings are accessible via the Purple Line, including Thai Cement Public Company Limited (Public) and PTT (Head Office). Additionally, in 2020, the Pink Line will be introduced, providing access to government centers and other job opportunities in Nonthaburi.

As a riverside condominium, the atmosphere feels like a daily retreat

Riverside locations are valuable and desirable for residential relaxation. The Politan Aqua understands this well, positioning the building to face north-south for a cool breeze year-round. The building features windows on all four sides, creating a spacious and airy feel, meticulously designed by the world-renowned design team Palmer & Turner, along with over 5 rai of gardens and five-star amenities by the Chao Phraya River.

With its location providing access to job opportunities via Cars-Boat-Trains and a riverside atmosphere conducive to relaxation, The Politan Aqua is an excellent living choice for those seeking a personal retreat every day of their lives.
