Thirty years ago, a housing project by HOMEPLACE was launched on Ramkhamhaeng Road and became very popular. As urban development expanded into the suburban areas, the eastern side was developed to accommodate the residential needs of Bangkok residents, leading to numerous housing projects from various brands. HOMEPLACE has been a key player in the real estate market for over 30 years. What potential areas do they see in this eastern side?

“Romklao-Suvarnabhumi” is a desirable suburban area on the eastern side, equipped with amenities for all ages, such as schools, workplaces, hospitals, and shopping centers. There’s no need to worry about transportation; in addition to well-connected roads, various public investment projects are underway in this area, including road expansions to alleviate traffic congestion, new rail lines, and the expansion of Suvarnabhumi Airport. All these factors truly promote the area as a “suburban residential district on the eastern side.”

          “2 Highways, 2 Rail Lines, 1 Airport”

Traveling in this area is very convenient. Residents typically use Ramkhamhaeng Road and two highways as their main routes in and out of the city: the Bangkok-Chonburi New Motorway, which connects to the Si Rat Expressway and the Outer Ring Road (Kanchanaphisek).
For local travel, Romklao Housing Road connects to Romklao Road. If coming from Ramkhamhaeng Road or Kanchana, the main route is Ratchapattana Road (Soi Mistine). Pathum Chonburi 3 Road accommodates traffic from the motorway and also connects to Romklao Road.

Currently, there are extensive roads in the area, and “Romklao-Suvarnabhumi” is also seeing the construction of the “Srinakarin-Romklao Road Project”, expected to open by the end of 2017. For those traveling by train, in addition to the Airport Rail Link, which has been operational since 2010, the “Orange Line (Cultural Center - Minburi)” is anticipated to open in 2023. Additionally, the “Suvarnabhumi Phase 2” bidding process is expected to complete all contracts by the end of 2017.

The Srinakarin-Romklao Road Project will significantly enhance travel efficiency during peak hours, with an investment of approximately 5.5 billion baht over a distance of more than 15 km, divided into 7 phases. As of July 2017, 70%-80% of the work has been completed, although some phases face obstacles with an average progress of only 20%-30%. It is expected to be operational before December 2017.

The Orange Line (Taling Chan-Minburi) will connect Bangkok's eastern and western sides, spanning 38.7 kilometers with 29 stations. The western section (Bang Khun Non-Cultural Center) is currently in the land acquisition phase, while the eastern section (Cultural Center-Minburi) has already been bid out since late 2016, with 6 contracts totaling 79.2 billion baht over 22.57 kilometers and 17 stations. It is expected to open in January 2023.

Suvarnabhumi Airport Phase 2 is expanding to increase its capacity to handle 98 flights per hour (up from 68 flights per hour) and accommodate 60 million passengers per year (up from 45 million). The bidding for 3 contracts has already been completed, and it is expected that the remaining 4 contracts will be open for bidding within 2017.

“Complete amenities for a fulfilling life”

To be honest, “Romklao-Suvarnabhumi” is primarily a residential area surrounded by amenities located within a 10-kilometer radius, including the Ram Inthra, Ramkhamhaeng, Srinakarin, and Bang Na districts, covering all four essential factors for living.

Starting with “Food and Clothing”, there are over 28 shopping venues, including convenience stores like Fashion Island (Ram Inthra), Seacon Square (Srinakarin), and The Mall Bangkapi (Lat Phrao). For shopping malls, there are Big C, HomePro, Tesco Lotus, etc., often clustered together, such as in the Suan Phak 3 area and the end of Ramkhamhaeng. There are also fresh markets in Soi Kheha Romklao, such as Kriangkrai Market and Nakhon Romklao Central Market, as well as community malls like The Paseo Town Ramkhamhaeng, catering to the lifestyle of the new generation.

Regarding “Healthcare”, there are around 7 hospitals nearby, both public and private, with the closest being in the Minburi area, such as Serirak Hospital and Navamin 9 Hospital, and in the Ramkhamhaeng area, such as Karunvej Hospital and Ramkhamhaeng Hospital. Other hospitals include Nopparat Rajathanee Hospital (Ram Inthra), Vibhavadi Hospital (Pattanakarn Road), and Sirindhorn Hospital (On Nut 90).

Of course, education is another crucial factor for families with school-age children. “Romklao-Suvarnabhumi” is surrounded by educational institutions ranging from primary schools to universities, such as the National Institute of Development Administration (NIDA), Ramkhamhaeng University, and Kasem Bundit University, Romklao Campus. Public schools in the area include Triam Udom Suksa School and Rattanakosin Sompote School. There are also private schools along Romklao Road, such as Sarasas Witaed Romklao School, and international schools like Ruamrudee International School, Advent International School Ramkhamhaeng, and Ascot International School.

“HOMEPLACE can be both a residence and a business office”

The development of housing projects in the “Romklao-Suvarnabhumi” area typically features horizontal developments, with single-family homes and townhouses from various brands spread throughout the area. Commercial buildings or home offices are usually located along major roads or streets with multiple access points, such as Romklao Road and Ratchapattana Road. HOMEPLACE itself has 3 interesting projects for the suburban population on the eastern side.

Homes that meet all lifestyle needs reflect the lifestyle of a new generation that views homes as more than just a place to live. The appeal of “HOMEPLACE The Park Ring Road Rama 9” lies in its house design that clearly defines a “workspace” within the home, providing privacy for work with sliding doors for easy access from the garage, along with “green spaces” that can be practically utilized.

The homes emphasize usable space, with the “workspace” designed in the corner of the backyard adjacent to the garden, allowing flexibility to adapt the space for other uses, such as for families with elderly members who may have difficulty climbing stairs and need a space for a bed for resting.

In addition to being a suburban residential area, “Romklao-Suvarnabhumi” also has a strong sense of community, evident from the commercial areas clustered along the main roads in this district.

Ratchapattana Road connects two major roads: Ramkhamhaeng Road and Kanchanaphisek Road, resulting in constant bustling traffic. “VCO Ramkhamhaeng” is a 4-story commercial building with a width of 4 meters and a usable area of 210 square meters, making it suitably sized and positioned for business.

Next is Kheha Romklao Road, which features fresh markets like Kriangkrai Market, Nakhon Romklao Central Market, and Big C Kheha Romklao located in this area as well.
Not to mention Romklao Road, the main route connecting Ramkhamhaeng Road and the motorway, “VCO Romklao-Suvarnabhumi” is a project of 3-story commercial buildings and home offices with a loft, 5 meters wide, on over 9 rai of land. Each commercial building has open space on every floor, flexible for various uses, with a size of 222 square meters. The home office on the 3rd floor is designed as a residence with 2 bedrooms and 3 bathrooms, a usable area of 250 square meters, and parking for 2 cars. Additionally, the project includes outdoor parking for over 140 business customers.
