Of course, these students have a primary supporter: their parents. Wealthy parents are willing to pay more to ensure their children have a comfortable and safe living environment. Some even buy condos near the university for their children, while others look for temporary rentals. We often see new condominiums being built near universities, especially large public universities in the city, where university dorms are not sufficient for all students. “Condos near universities” have thus become another option for these students, creating a profitable opportunity for rental investors, who can almost guarantee tenants year-round (except during semester breaks).

Chulalongkorn University

Chulalongkorn University is centrally located, with both the BTS and MRT stations right next to its campus. Students here have many options for living, whether they prefer the Samyan side or the Siam side. Therefore, those targeting Chulalongkorn students can choose between two zones: Samyan Zone, which is on the MRT side, and Siam-Ratchathewi Zone, which is on the BTS side. Overall, the condo prices and rents on both sides seem comparable, but in reality, the price per square meter on the Samyan side is higher, with smaller room sizes due to its proximity to Silom. However, Chulalongkorn students can easily travel to both sides, depending on which faculty they are closer to.

Srinakharinwirot University

Another university located in the heart of the city is Srinakharinwirot University, situated between Sukhumvit and Rama 9, with the MRT subway line running right in front of the university. This allows students to choose condos on either the Asoke side or the Ratchada side. However, based on our inquiries with local investors, most SWU students tend to prefer the Ratchada side due to higher rental prices on the Asoke side. We estimate that about 80-90% of students live on the Ratchada side, with rentals extending from Rama 9 to Huai Khwang station.

Kasetsart University, Bangkhen Campus

Although Kasetsart University is not located in the city center, a new extension of the green line will soon run in front of the university, and the station will be named after Kasetsart University. Additionally, this area has relatively affordable condo prices, making it another attractive location for purchasing condos for rental purposes. However, the downside of this location is the abundance of inexpensive dormitories, which may lead students to choose dorms over condos. Therefore, if you plan to buy a condo in this area for rental purposes, it should offer something “better than a dormitory,” such as beautiful decoration or proximity to the subway. But don’t worry, once the subway is completed, its benefits will likely increase property values (which is beneficial when selling) or may attract working professionals as tenants instead.
