In the red corner, we have “Life ๑Wireless” from AP, and in the blue corner, “Noble AROUND Sukhumvit 33” from Noble. Both projects launched around the same time, are located close to each other, and have fairly similar pricing, making it a tough competition. Without wasting any more time, let’s dive into the first round!

ROUND 1: Pricing

                Naturally, when it comes to a battle like this, the first thing everyone wants to know is the “price.” Both developers have announced their launch prices to whet our appetites. Life ๑Wireless from AP starts at 4,900,000 THB (170,000 THB per square meter), while Noble AROUND Sukhumvit 33 is slightly higher at 5,500,000 THB (200,000 THB per square meter). Both projects are priced quite closely, categorizing them as high-end. However, Life ๑Wireless takes the win here with a lower price per square meter by 30,000 THB. But... the war is not over yet, so let’s move on to round 2!

ROUND 2: Location

                With such extraordinary launch prices, the locations must also be exceptional. Starting with the red corner, “Life ๑Wireless” is located on Wireless Road, opposite the Park Nai Lert land (which will be transformed into BDMS in the future) and adjacent to the Wireless Bridge Pier. TerraBKK Research has previously mentioned that “Wireless Road is truly a prime location in Bangkok,” being a hub for luxury shopping centers and home to the most embassies. However, it’s worth noting that while the project is indeed on Wireless Road, it’s closer to Phetchaburi and the front of the project is a one-way street, which may require a bit of a detour to exit towards Phloen Chit.

                Now, let’s look at the blue corner, “Noble AROUND Sukhumvit 33”, which is considered a sibling project to Noble BE33 (just to clarify, this is not a rebranding of Noble BE33; it’s a new project from Noble). This project is located in the heart of Sukhumvit 33, an area bustling with restaurants, bars, and excellent coffee shops. It’s perfect for those who enjoy an urban lifestyle and socializing! Additionally, the entrance to Sukhumvit 33 leads to The Em District, a mega project in Sukhumvit, making it the best mid-Sukhumvit location with easy access to Asoke, Thonglor, and Ekkamai.

                It’s quite difficult to decide which location is better, as each has its unique advantages depending on personal style. If you prefer tranquility and greenery, you might lean towards “Wireless.” However, if you enjoy activities, hanging out, and partying, then Mid-Sukhumvit is for you. In this round, TerraBKK’s personal opinion gives the win to the blue corner, “Noble AROUND Sukhumvit 33”, for its easier access and abundance of food options!

ROUND 3: Number of Units and Density

                Moving on to round three, we’ll compare the number of units in both projects. Starting with the red corner, “Life ๑Wireless” has 1,344 units, with 7 passenger elevators and 566 parking spaces (not including stacked parking). This translates to a density of 1 elevator for every 192 units, with parking accounting for 42% of the total units.

                Now, let’s look at the blue corner, “Noble AROUND Sukhumvit 33”, which has only 274 units, with 2 passenger elevators and 143 parking spaces (not including stacked parking). This results in a density of 1 elevator for every 137 units, with parking accounting for 52% of the total units.

                In terms of density, “Noble AROUND Sukhumvit 33” wins again with fewer units, providing a more comfortable living environment and a better elevator ratio compared to “Life ๑Wireless”.

ROUND 4: Facilities

                We’re halfway through this battle, and this round is a more relaxed look at the beautiful facilities of both projects before we dive into the final round. Both projects emphasize greenery at their entrances, featuring large trees.

In terms of the lobby, the red corner “Life ๑Wireless” focuses on luxury with a white and gold color scheme, while the blue corner “Noble AROUND Sukhumvit 33” features a uniquely curved lobby design, which is characteristic of Noble and never disappoints.

Both projects boast impressive sky pools on their top floors, with “Life ๑Wireless” having a pool length of 35 meters, while “Noble AROUND Sukhumvit 33” features a 21-meter pool.

Finally, regarding the gardens surrounding the projects, “Life ๑Wireless” offers extensive green spaces across levels 1, 10, 42, and 43, complemented by a luxurious Cascade Garden. Meanwhile, “Noble AROUND Sukhumvit 33” also provides green areas on levels 1, 4, 14, 21, 22, and 25. Neither project is willing to back down!

ROUND 5: Room Plans

                The final round of this battle focuses on room layouts. Noble has yet to officially reveal their plans, so TerraBKK can only compare the smallest unit size of 27.18 sq.m. from “Noble AROUND Sukhumvit 33” with the closest comparable unit from “Life ๑Wireless”, which is a 28 sq.m. studio (the smallest unit in “Life ๑Wireless” is 24 sq.m.).

From the plans, we can see that despite the similar room sizes, differing by just one square meter, “Noble AROUND Sukhumvit 33” has a better layout, allowing for a partitioned 1-bedroom setup using sliding doors. In contrast, “Life ๑Wireless” only offers a narrow studio layout. Observing the building layout, it seems that “Life ๑Wireless” primarily features narrow studio designs, resulting in a rather ordinary studio appearance. Additionally, “Noble AROUND Sukhumvit 33” includes a long balcony with full-length glass, allowing for a great view, while “Life ๑Wireless” provides only a small balcony with a casement window. Looking at the kitchen, both projects place the kitchen at the entrance, but “Noble AROUND Sukhumvit 33” has a better design, leaving space for a dining table, while “Life ๑Wireless” only accommodates a kitchen counter without space for dining. Finally, regarding the bathroom, “Life ๑Wireless” seems to have the upper hand, as its bathroom layout appears more user-friendly compared to “Noble AROUND Sukhumvit 33”, which requires maneuvering to access the shower. In contrast, “Life ๑Wireless” offers better space for usability.

However, we’ll have to wait and see if the 1-bedroom unit of 27 sq.m. in “Noble AROUND Sukhumvit 33” can indeed provide a comfortable living experience as suggested by the layout. From the plans, it’s commendable how well the layout has been designed, making the small unit feel livable, almost forgetting it’s under 30 sq.m.! After a lengthy discussion, in this round, the blue corner “Noble AROUND Sukhumvit 33” wins decisively.

Now, let’s summarize the scores!

In conclusion, it’s hard to say who is better overall, as both projects have their strengths. Ultimately, it depends on what buyers prioritize the most.
