Decoding TREA TALKS REAL ESTATE 2017: FUTURE THAILAND - How Thailand 4.0 Moves Forward Without Leaving Anyone Behind
When the government announced its policy to lead the country into the model of “Thailand 4.0” or “Thailand 4.0”, it aims to push Thailand into the digital era. In today's society, we cannot deny that technology has played a significant role in various businesses, including real estate. This new change has prompted entrepreneurs to start adapting and incorporating new technologies into their businesses, whether in management processes, product development, sales and marketing, or after-sales service. All of this is to enhance credibility and expand the customer base, which we collectively refer to as PROP TECH or Property Technology. The real estate business, particularly in the large service sector, is crucial for driving the country's GDP. Therefore, on behalf of the Thai Real Estate Association, we want to unite our efforts to share and inspire new ideas for those in the real estate sector and the new generation, who are vital to driving the country forward.

“We want to do something new related to real estate that is not boring.”
“When people talk about PROP TECH, we start to study what it is, and it coincidentally aligns with Thailand 4.0. Additionally, our internet system has improved to 4G. Many real estate projects have shifted towards Smart Home or Home Automation, but it is still not widespread. There are still many groups that do not know what the Internet of Things is. Personally, I have always been interested in technology, which makes me want to upgrade the knowledge of the general public, both old and new, empowering them to learn new terms in life that they have never heard of, such as who Millennials are, what Disruptive means, and how Sustainable impacts us. This is the reason for organizing this event to inform the New Gen that new things exist; they just need to open their ears and eyes to embrace the significant technological changes in the world.” said Mr. Pornarits Chuanchaisit, President of the Thai Real Estate Association.

How to move forward... without leaving anyone behind.”
PEOPLE / PROPERTY / PROSPERITY
Currently, technology has inevitably infiltrated our daily lives, and there is a belief that there are many talented Thai youths who can develop the real estate business towards a Value-Based Economy, with the main idea being the transition from traditional work to innovative products. The first thing that needs to change is “people”, by creating a shift in mindset (Mind Set) to understand the term “value”, which is something that each sector must work together on.
What will the Future Real Estate Thailand 2017 look like?
In the future, real estate (Property) is viewed as sales offices no longer needing to be on-site (On Site) because everything can be virtual. Everything will become easier, especially in sales. We may no longer need to rely on sales staff to boost sales. If we relate this to something closely associated with Prop Tech, it is Fin Tech (Financial Technology), which involves using software to link and store personal financial data for loan approvals without needing staff as intermediaries to filter information. When various data points are connected, they will form a Block Chain (data storage network) that everyone can access and receive the same information.

This data will be stored in each block (Block) linked together on a network like a chain of information (Chain), and if it can be perfectly connected, it will undoubtedly change the way the real estate sector and banks operate together from now on.
“I want the new generation to update their knowledge because it is not just about technology; it will also include urban planning theories, various developments, and everything organized has only new things to awaken everyone at all levels to use in building the country, as Thailand still has a lot of land that is under development. The purpose of this event is to share knowledge with entrepreneurs, government sectors, technology developers, and the general public to see the big picture together and exchange perspectives, aiming to meet and update information once a year.”
Moving towards a 4.0 society in Thailand still faces many challenges. However, the role of the Thai Real Estate Association, besides supporting the development of the real estate business, is to promote the formation of communities that will work together to develop a sustainable Thai society.
The event featured 14 esteemed experts with extensive experience and wide recognition participating in discussions on various topics, such as urban development concepts without relying on central authorities, community-friendly real estate business models, sustainable design, and envisioning Thailand from the past to the future.
“Empowering the new generation to embrace the great changes of the world.”
